Lovely ensuite in friendly Clapham Junction house

I’m looking for someone to replace me on the contract for my lovely ensuite room in Clapham Junction. I’ve lived in the flat for over 3 years and am only moving out as I’m heading up to Newcastle for an MSc 😊.

- The Housemates-
You’ll be sharing with two other lovely girls, both in their early thirties - Deirdre, a doctor and Elyse, an office manager. We’re looking for someone of a similar age who’s friendly, clean and respectful.

- The Room -
The room is on the top floor, feels very private, is really clean and has heaps of inbuilt storage. It even comes with a smart TV.

I’ve also never slept so well as I do in this room - it’s got a very comfy mattress, blackout Velux blind, the road outside is surprisingly quiet despite being in a busy area and none of the bedrooms are on top of each other!

The desk and blue chair pictured are mine but all other furniture comes with the room.

The ensuite has a great waterfall shower and heated towel rail.

- The Flat-
The flat is spread over two floors (plus your own small staircase up to the top floor room).

The living room is really nice and spacious with an exceptionally comfy sofa that it’s incredibly hard to move from…

There’s also a tumble dryer in the kitchen, which can be quite rare for London flats!

- The Area -
The flat is on a quiet residential street in the Lavender Hill area and a 12 mins brisk walk from Clapham Junction station. It’s also only 2 mins walk to the nearest bus stop.

- The Money Bit -
The current rent is £1100.00 per month and bills vary a bit but usually come to around £150 on top. We handle a bill each and you’d be responsible for electricity/gas.
Please note that from December, the rent for the flat as a whole will increase by £200 per month and the increase between the three of you will be worked out on a proportional basis.

The deposit is £980.77 and there will also be a tenancy change fee payable to the agent (Marsh & Parsons).

The move in date is the afternoon/evening of Friday 9 August.
