Room available 5 mins from Clapham Junction

Hello!

Unfortunately, our housemate George is moving out after 2 years of living together as he has bought his own home. Myself (Jordan) and Matt are looking for a replacement similar in age and lifestyle to join our Vardens Road flat.

The three of us met on SpareRoom 2 years ago and have been great mates ever since. I work full-time as a QS down the road Wandsworth, and Matt works in tech in the city, where he has a few days WFH each week.

We are all close friends but naturally like our space as well. In the evenings, you’ll either find us out running, cooking, watching TV in the lounge, or in our rooms for some downtime. We are looking for someone easy going like ourselves to join the house.

The area is a big benefit of this house, it's a 5 minute walk from Clapham junction station which is handy. Also St John’s Hill is full of pubs and restaurants, and Northcote Road is a 6 minute walk away. Wandsworth Common is about 7 minutes away as well!

Our flat has three bedrooms, two bathrooms, a shared kitchen, shared living room, and a small balcony (with a BBQ). The flat is also double-glazed with bills included, which makes it great for winter when we tend to have the heating on most of the time. The contracted rent per month is £890 each, however, we have a cleaner in every fortnight for £70 a month, which we split, so the total is roughly £915 each. We also use Splitwise for any necessities like loo roll, hand soap, etc., so everything is equal and fair.

When we first moved into the house, it had been empty for a long time, so it does look rough a bit around the edges, but it doesn’t affect living comfortably—there’s no damp or structural issues, just a few scuffs around the house.

The room also comes with a king-sized ottoman bed, which is great for storage, and a wardrobe/chest of drawers.

We'll be looking to do viewings from the 6th of Jan, I'm off to Australia over Christmas so you might not hear from us until the new year!
