Bright double room in sociable house with garden

Spacious bright room in a proper home with a garden just off Northcote road. We are three friends looking for a fourth housemate to join us as sadly one of our housemates is leaving to buy his own place. We are looking for someone who is social and not just going to stay in their own room and wants to live in a home not just a house share. We are looking for someone by 6th December but if you need to move earlier please let us know as we can be flexible. The total house rent has just been raised from 6th November, so we won't have another increase until next year. The garden and kitchen are both having an upgrade in October so will look slightly different around the move in date.

*The house*: Beautiful four bedroom property set over 3 floors. The house has a large kitchen and dining area, perfect for cooking and hosting, opening out onto the garden (with lots of sun!). There is a very spacious double reception room, half of which is converted to be used as an office for anyone needing to wfh. There is a shared bathroom on the second floor with a jacuzzi bath, and a cellar for extra storage room. The house has plenty of windows and let’s in lots of light.

*The room*: is at the back of the house overlooking the garden. It's unfurnished, however all items are for sale to be negotiated with the leaving tenant. Furniture available to buy: bed, wardrobe, 2x bedside tables, IKEA Kallux (+doors)

*Location*: Less than a minutes walk from Northcote road and situated between Clapham and Wandsworth Commons. The house reaps all the benefits of being so close to Northcote road with lots of lovely pubs, bars, shops, and restaurants on its doorstep. Sainsbury’s, M&S, and Waitrose are all within a 30 minute walk. A few minutes from the front door is Wandsworth common, as well as a bakery / coffee shop, and a wine shop right on the corner.

*Transport* wise, the house is around 20 minutes walk from Clapham South Tube and around 15-20 minutes walk from Clapham Junction overground. It’s also in a good position for the G1 and 319 bus routes. You can get a permit to park on the road if you drive and there is space in the cellar for a bike.

*Housemates*: we are three friends who met through playing lacrosse and SpareRoom, we often have friends visiting for dinner and drinks and a very occasional party thrown if we can find an excuse. We have very busy lives with big circles of friends, both separate and shared, so people are often out and about, but we do also make time for each other whenever we can, whether that be a night out, roast, box set, coffee in the kitchen, workout or a cheeky Sunday wine! We’d like people who can fit in with this nicely.

*Costs*: The rent is £1132.50 excluding bills. Bills come up to approx. £140/month, including cleaner, council tax, and shared supplies like laundry essentials.
Deposit is £1110.58.
