Clapham Junction/ 2 rooms available

Hi there, I am a live-in landlord who has a room to rent in a three bedroom garden flat near Clapham Junction. One rentable room is a double the other a large single/ both fully furnished.

I only stay at the flat occasionally and am looking for sharers who can respect the space and all who live here, keep it clean and tidy on a day to day basis and, be mindful of my neighbours: this is not a party flat.

The property is spacious, in reasonable condition, but I can’t honestly call it pristine. Great location being so close to Clapham Junction, shops and the river and Wandsworth common The outside deck in the garden gets morning sun and is a nice place to sit out. I have a collection of trees in pots in the garden which I need to keep an eye on. There is a parking space at the back of the garden I need from time to time. One bathroom and toilet downstairs and one shower room and toilet upstairs. Eat in kitchen and shared living room. I retain one small room and the eclectic furnishings throughout...

Bills included except gas which needs to be shared so everyone takes responsibility for the cost of winter heating.

If you have an interest in house plants that would be great/ I’m a gardener and tree specialist and worry about my houseplants not getting enough water!

I’ll post some photos although things will change as I juggle stuff around: best come look and meet me. I can be flexible in terms of availability and first sharer to sign-up can speak with me about letting of the second room. If you are co-parenting let me know what you need: I’ve been in that situation.

So boring but just to say it and be up-front: I will ask for references and probably use a referencing agency. I know this can feel a bit intrusive and hope you will understand this protects my interests and that of fellow sharers. Also, I’ve been advised that by law I have to check that anyone sharing has a right to reside in the the UK: please don’t be offended if I ask for proof to satisfy this obligation.
