We’re looking for a new flatmate to join our friendly but well-established household of professionals. One of our current flatmates is moving out, so we now have a bright double bedroom available in our 13th-floor flat with incredible views across London – you’ll be able to spot landmarks like the London Eye, Big Ben, The Shard, and Canary Wharf right from your room and the living area!
About the flat & location:
3-bedroom flat with shared living room, open kitchen, bathroom, and separate WC.
Two lifts and two entrances for convenience.
Excellent transport links: Clapham Junction station is just a 10-minute walk, plus plenty of bus routes nearby connecting you with the whole city.
Shops and supermarkets within walking distance: Tesco Express (5 mins), Asda, Lidl, Waitrose, M&S, Sainsbury’s, Whole Foods, plus gyms, pubs (Wetherspoons!), cafés, and restaurants all close by.
Green spaces nearby: Thames riverside walk (a few minutes away) and Battersea Park (30 minutes on foot).
About us:
We’re currently three flatmates (two males, one female, mid-30s) working Monday to Friday, mostly from home. We get along well, sometimes host friends or family, but we’re not a party flat. Most of the time everyone keeps to their own routine and stay in rooms, which makes the shared spaces easy to use peacefully.
Very Important – House Rules & Cleaning:
This is something we take very seriously. We keep the flat clean every day and do proper deep cleans of the common areas on a rota (bi-weekly). Cleaning up immediately after yourself, being proactive with tidying, and treating the flat with respect are non-negotiable. If that doesn’t come naturally to you, this won’t be the right home. Based on the past experience we want to make sure the next person fits into our responsible, considerate way of living.
The room & rent:
Rent: £645 per month (a rare find for this area!).
Deposit: £817 (one-third of the total flat deposit – it’s a joint tenancy).
Bills: approx. £85/month per person (electricity, water, council tax, internet, and household essentials).
Furniture: The landlord provided the basics, but we’ve added a lot to make it homely (sofa, coffee table, coat rack, kitchenware, etc.). Your room will also come with extras like a desk, chair, and mirror.
Contract takeover from 7th November 2025 to 6th August 2026, with potential to renew afterwards.
Viewings:
Evenings during the week (starting from 6:30–7:30 pm) and weekends by arrangement. Referencing will be done by the agency once the new tenant is chosen.
