I'm moving out of my flat in Clapham Junction and looking for a female professional in her late 20s to 30s to take my room for the summer (May–August), with the potential to take over the lease from September onwards. From May, the tenancy will move onto a rolling basis under the new rental rules, which offers additional flexibility if you’re considering staying longer term.

The room
Fully furnished double room with your own en-suite bathroom. East-facing, so it gets lots of natural sunlight in the mornings. Ideal if you’re working a hybrid schedule.

Available from 3rd May onwards (flexible on exact move-in date).

Rent & bills
£1,300 pcm
Bills approx. £200 pcm (includes internet, gas, electricity, water, council tax and a monthly cleaner).

Location
Right in the heart of Clapham Junction — less than a 5-minute walk to the station, making commuting very easy. Victoria is 7 minutes away and Waterloo is 9 minutes by train. Battersea Power Station is around 10 minutes by bike.

M&S, Waitrose, Boots and other essentials are directly across the street, and Sainsbury’s, Lidl and Asda are all within a 5-minute walk. Lots of great cafes, pubs, restaurants, gyms and shops nearby.

About your future flatmate
You’ll be living with Alivia (33), who works in healthcare consulting. She’s (yet another) Aussie in London and she's very friendly, clean and respectful of shared spaces. She enjoys trying new restaurants, cafes and bakeries, and also loves tennis, cinema trips and watching football on weekends.

Ideally looking for someone who is clean, considerate and easy to live with. The room works well as a summer sublet but could also suit someone looking for something longer term.
