Small double room in 3-bed flat (Clapham Junction)

We’re looking for a professional female flatmate to join our lovely 3-bed flat from 1 October, as our third flatmate is moving in with her partner after many years of us living together.

The flat is bright, spacious and very well looked after, with a large open-plan living room/kitchen, and is just 7 minutes’ walk from Clapham Junction station. We’re also moments from St John’s Hill, Northcote Road, Wandsworth Common and Clapham Common.

The bedroom is a bright, cosy small double (3.31m x 2.6m) and comes unfurnished. You’ll need your own small double bedframe (a standard double won’t fit) and drawers. There’s an external wardrobe cupboard. Storage is limited, so it’s best suited to someone with a relatively modest amount of stuff. You'll be sharing the main bathroom with one other flatmate, which has a shower over bath.

The flat itself has a large open-plan living space, big sofas, dining table, desk, large kitchen/fridge-freezer, dishwasher, washing machine and tumble dryer. We also have access to a communal courtyard where we have our own little garden area with furniture and lots of plants!

You’d be living with two professional women, 28 and 31, one a freelance PR consultant and one a travel agent. We've lived together for 4 years and are good friends, clean and tidy, and enjoy cooking, films, shopping, the occasional cocktail, crafts and being social. We’re a friendly but chilled household - more cosy dinners and Real Housewives/Bridgerton versus big nights and house parties!

- Rent: £939.60 pcm
- Bills approx. £150–£180 pcm, including council tax, utilities, Wi-Fi and contents insurance
- Deposit to be confirmed by the agent, but expected to be 5 weeks’ total rent split equally between three tenants

We’re looking for someone around 28-36, mature, friendly and sociable, who takes pride in their home and is happy to do their bit to keep the flat clean and tidy. Ideally, someone who works from the office around 3-4 days a week, enjoys travelling, good food, movie nights and coffee walks across the Common, while also having their own life outside the flat. We’re very happy for friends to visit occasionally, including the odd four-legged visitor, but we’re not looking for a high-traffic social or after-party household.

Most importantly, we’d love someone who is on our wavelength and genuinely wants to be part of a friendly flat, rather than simply renting a room.
