I’m moving out of my lovely 3-bedroom flatshare on Battersea High Street, right by Battersea Square, and we’re looking for someone to take over my room from 21 October.
It’s a great flat in a really lovely area. You’d be sharing with Poppy (29F) and Max (28M), who have been two of my best friends since university, so I’m genuinely sad to be leaving them!
Poppy and Max are both quite social and enjoy hanging out together, cooking and eating together, and generally having a nice household atmosphere, but they’re also very respectful of everyone’s need for their own space and downtime. It’s a friendly, relaxed household where people enjoy spending time together but there’s no pressure to socialise.
The flat has:
* 3 bedrooms
* 2 bathrooms
* A large kitchen
* A garden
* Great neighbours, including a friendly cat who occasionally comes to visit
* Excellent local amenities right on Battersea Square
* Around a 10–15 minute walk to Clapham Junction
* Around a 10-minute walk to Battersea Park
Rent & bills
The current total rent for the property is £2,900/month, with my room currently costing £965/month. Bills (council tax, water, energy and Wi-Fi) are usually around £100/month per person.
The tenancy exchange involves cancelling the current contract and signing a new tenancy agreement, which means the landlord has the opportunity to review and potentially increase the rent. I can’t say for certain what the rent would be under the new contract, although I wouldn’t expect any increase to be substantial.
The property is technically unfurnished, although we currently own and provide the furniture and appliances in the communal areas, including the fridge and washing machine, which would remain with the property.
The bedroom itself would be unfurnished, but I’d be happy to leave some or all of my furniture for a small fee, depending on what would be useful to the incoming tenant.
Guarantor requirement
The landlord requires the incoming tenant to have a UK homeowner guarantor.
The guarantor would need to be comfortable being jointly liable for the full rent of the property, rather than just the rent for the individual room. The other two tenants also have guarantors who are liable on the same basis.
Move-in date: 21 October
The tenancy exchange would take place on 21 October, following the referencing process and signing of a new contract by all tenants and guarantors.
