1 big, bright, furnished, double room for rent in a GORGEOUS shared household, with 4 bedrooms in total (plus newly done-up common living room and a big kitchen).
You will be sharing the house with another 3 young professionals, between 35-42 years old. 2 guys and 1 girl (1 couple + 1 guy) are already in the house, so looking for 1 other FEMALE flatmate to join the team.

Beautiful edwardian mid-terrace house, 2 floors + garden + basement, on a leafy quiet street just off Northcote rd, less than 5 minutes walk from both Clapham Common and Wandsworth Common, and an 8 minutes walk from Clapham Junction station.
The area is safe and has a lovely ‘village’ feel, with Northcote rd buzzing with bars, independent shops/restaurants and artisan bakeries. It's also very well connected to central London, with overground trains from Clapham Junction to Waterloo and Victoria every 5-10 mins and plenty of buses/night buses. There are many supermarkets around the area, less than 2 minutes walk away.
The house has been recently fitted with a new kitchen, with marble tops and all mod cons (washing machine, dish-washer, microwave etc) and boiler. And new carpets fitted throughout (our landlord is a dream).
We also have a beautiful shared living room to hang out and watch telly... although we mostly watch tv in our rooms.
The house has recently been painted and recarpeted so it looks amazing - we are looking for someone who is WELL house trained and clean.


The room is big and bright, on the ground floor, looking onto the garden, and it has wooden flooring. (In the rest of the house we have new carpets throughout the whole house fitted only about a year ago). The room is furnished with a metal double bed frame & mattress, plus a big ikea Pax wardrobe - all in good condition ;). Plus the current tenant may be keen to sell some of her (really lovely) furniture to anyone interested. The room is south facing so full of natural light, and facing onto the back garden so it’s nice and quiet. Price is £1,250/month incl all bills and council tax and even some extras like toilet paper subscription and all common expenses etc. (I will post some better pics at the weekend).
The room will be available from around the 11th May 2024 as our current flatmate is sadly moving out.

The rent is £1,250/month and includes all bills, including super fast Virgin broadband and a cleaner for the common areas.
Min stay 6 months.
Deposit is £1000 (ish) and held by the letting agency under protection scheme.

About us: i am 40 (going on 25 😝), female, marketing manager, festival goer, with a pretty international background, i have been living in London for over 15 yrs now. My boyf is 42 and British, entrepreneur. The other flatmate is also a professional, Scottish, 34. We are all a bit clean freaks (in a good way!), and respectful of each other, we like cooking (and Deliveroo), wine, Netflix and keeping fit... the usual stuff. We all love socialising and having the odd dinner together or glass of wine in our big kitchen, but this is NOT a party house and we all have our independent lives.

About you: in your 30s, professional (no students), speak fluent English, considerate, clean, respectful of the other flatmates and of the house, sociable. You will have your own life and friends outside of the flat share, but will enjoy hanging out with the other flatmates every now and again for a goss about each others’ Hinge dates or a glass of wine or a bbq in the summer. Ideally you will be happy to help us with the gardening every now and again too as looking after the garden is our duty. During lockdown i have tidied the back garden up nicely and laid astroturf, so only basic maintenance needed but we need to maintain front and back garden as part of the contract.

Ps. If you have a bike, it will have to be parked outside in the (super safe) back garden. No bikes allowed in the house. No pets are allowed either.
