Double room in spacious shared house

Looking for a friendly person to fill a lovely double bedroom near Clapham Junction and Battersea Park.
One of our housemates will be moving out of our 4 bed house, leaving a double room free.

The house
---------
A very spacious terraced house, with 4 bedrooms and 2 bathrooms. All are good sized doubles, and the bathrooms are both modern with great showers and a bath in one.

There is a large lounge with wood floors, sofas, and large TV.

The open-plan kitchen/dining area is probably the best space in the house. All the fittings are modern and there is a table which can sit 6. It is really light thanks to the sky lights and bifold doors which open on to the garden. This is probably where we spend most of our time.

Outside there's a barbecue and outdoor furniture. It gets the sun pretty much all day so is a good place to chill during the summer.

The Room
--------

A good sized, south-facing double bedroom at the back of the property on the second floor. Lovely and bright and with good storage, including a large wardrobe and chest of drawers. The bathroom is shared with just one other guy (Jim).

The Area
--------
The house is really well located for Clapham Junction. You can walk it in under 10 minutes or jump on one of the many buses going past instead! From Clapham Junction you can get trains to Victoria and Waterloo, as well as the overground.

The 44, 345, 344, 319 and 49 all go from the nearest bus stop so you are within 20 mins from Sloane Sq, South Kensington, Victoria, Vauxhall, Wandsworth Town and Clapham Common.

Battersea Park is a 7 minute walk away and is great for jogging. There are also a load of good pubs and restaurants nearby.

The Housemates
--------------
We currently have 2 guys and 2 girls in the house, and we would like to keep this mix as it works well. We all get on really well, and happily sit round chatting / eating / drinking / watching TV, but we also all have our own friends and social groups. This makes it a really nice dynamic. Also, because the house is so big, it's easy to get some space if needed.

All are professionals.

New Housemate

Ideally looking for another guy (to keep the gender balance) to move in immediately.

Viewings can be held weekends or evenings or via zoom.

Rent is 810pcm, and bills are about 90pcm but can decrease dependent on time of year. This includes a cleaner each fortnight, unlimited broadband, utilities, council tax etc.

Standard things like referencing will need to be done, and a charge will apply along with a contract amendment fee.
