Large double room in a spacious two-bed 1st-floor flat.
Split level, with separate large living room and modern kitchen/dining room. The Living room and bedroom for rent are on the upper part at the front. Shared bathroom, second (my) bedroom and kitchen are on the lower part.
I completely renovated it a few years ago. Including end-to-end wood flooring, which catches a lot of natural light and makes the place feel even more spacious and homely.
It's just off the top north corner of Clapham Common, between Battersea Rise and Lavender Hill, directly up from St. John’s Road. Less than 5 minutes stroll to Clapham Junction station and Northcote Road. Basically about as slap bang in the centre of things as can be.
I'm an energy transition professional, currently doing project work. Looking for a professional, mid-thirties or up. Can be either a full, or 5-day working week rental (for which the rent would be fairly adjusted).
I'm pretty sociable, so would be cool to hang out and natter over a cuppa when we are both in. But the bedrooms being at opposite ends does also provide a nice sense of separation when needed.
I'm fairly low key these days, and chill about the place. So I just expect you to be reasonably chill, tidy, and share the cleaning. We can both bring some good vibes, and a few fun tall tales to tell.
I'm quite active (callisthenics, parkour, running type stuff) and into healthy eating (with periodic cheats n’ treats of course). An unashamed geek about several goofy things like comics. And a bit of a book dragon, several of which are on display in the living room. So there could be some common interests, but by no means essential, we’ve all got our jam.
The room has a king-size bed, along with:
- two double wardrobes
- One single wardrobes
- Two bedside cabinets
- One bookshelf
Bills/utilities
- Rent will be PCM.
- Electricity and gas will be split 50/50 monthly.
- Water is every six months.
- No content's insurance at present, but willing to split that 50/50.
- Council Tax will be split 50/50 (Wandsworth Band D).
- TV, but currently no licence as I mostly stream if I'm home. But I'm willing to split a licence 50/50.
- Currently BT broadband basic (70 Mbps), we can split that 50/50. I'm open to upgrading if you need it.
References/deposit
- Will need references from your previous landlord, or landlords if more than one in the past two years.
- Deposit will be 1.5 months
