ROOF is a family-run business running houseshares in Clapham, Stockwell and Brixton since 1994. We have recently refurbished one of our best properties to provide ethical housing for young professionals. We recognise the change in how people are working and renting, and we want to enable them to co-live in an environmentally sound, safe, relaxed, and stylish way.

The house is a beautiful end terrace just around the corner from Clapham North and Clapham High Street stations. A three minute walk in fact! It is also under 10 minutes from Stockwell (recommended at rush-hour). All its original Victorian features have been lovingly restored and the setup is perfect for shared living.

The standard double is available now & the X-large double room will be available from start February 2023.

We will have one standard double bedroom available. It is a nice bright room with double glazed sash window, a wonderful original Victorian fireplace & original cornicing.

Each room has a fitted clothes rack & shelving, a chest of drawers & an underbed wheelie-drawer to help with storage, along with beautiful painted floorboards.

We have provided plenty of sockets and fitted glass and metal lanterns with LED lights to give a simple, industrial aesthetic, which is easy to live with and efficient to run. We have replaced all the radiators to keep you warm and ask you to stick to a fair use policy for energy consumption to allow us to include all the bills in your rent.

To solve the problem of chipboard furniture ending up in landfill after only a few years, we have made and fitted out every room with custom hanging racks and shelves. We know when you rent by the room you need all the storage you can get, so we have matching steel and scaffold board beds with storage space beneath to stash all your extra things.

All floors are painted in Farrow & Ball greys so there are no scary secondhand carpets to contend with, and we provide a brand new runner rug by MADE to put by your bed. Your rug is our gift to you and you may take it at the end of your tenancy. We hope you like our grey and white colour scheme and velvet curtains.

Amenities

Last year we completed a large kitchen extension which will has a beautiful new kitchen & bifold doors out onto a small garden with bbq & solid built-in pull-up bars. There is also spiral staircase up to a roof terrace. The large ground-floor kitchen complete with all the usual amenities: 2x washing machine & dryers, microwave and multiple fridges, double cooking facilities, and a lovely new dining area & piano. There are three bathrooms. All three shower rooms are renovated with Luso Stone rainwater fittings, mirrors and storage with shaver power, modern tiling, and good lighting and ventilation.

New double glazed sash windows have been fitted to the whole house, appliances have been replaced with high energy efficiency ratings, and the house has been completely re-wired to the highest safety standards, with integrated fire alarm system. Our latest large project was full insulating the exterior wall & improving loft insulation so we can reduce our environmental impact further.

We now offer high-speed wifi throughout the house through the latest wireless access points.

The house has a separate great big living room on the first floor with three lovely sofas and a dining table & chairs. You can hang out here if you want to socialise with one another, with another table & place to eat together, or watch TV. We hope this allows you mix with housemates if you’d like, or be as independent as you need.

The set-up

Our rent is all-inclusive of bills (gas, electricity, council tax, TV license), with free Wifi and cable TV. Cleaning products are also included, along with a cleaner to maintain the communal spaces. We provide monthly supplies of fresh ground coffee, lightbulbs and loo roll, to help make your co-living set-up as happy as possible.

We ask that you respect quiet times after 10pm and before 7am, and that you do not use the house as an afterhours venue. We want to provide a safe and calm space for all our housemates.

ROOF runs a sideline workshop during the day staffed by our team, largely Goldsmiths art grads, which produces furniture made from reclaimed materials.

Our tenants

We are looking for tidy and sociable folk who will get on with our pre-existing cohort of Bright Young Things. We want people looking to make this their home, not merely somewhere to live for the time being. Our tenants are aged 25-35 and come from a wide variety of backgrounds, especially creative types. We look to have a good mix of genders. Our houses have been real communities over the years with tenants making lifelong friends.

We are proud to be part of London Landlord Accreditation Scheme, have all appropriate safety certificates, and are HMO licensed.
