I’m moving out of this Clapham North flat after more than 3 years for a change of scenery

The flat is really great, I’ve been here for 3 years so far, hard to find somewhere with as much space for the price, all the rooms are equal sized and pretty large (more than enough room for a desk, comes furnished with a bed, mattress, built in wardrobe), with a sizable lounge area and separate kitchen. There’s two bathrooms (one with a bath, the other with a shower), a utility room we use for ironing and with the washing machine, and a small spare room where we put a blowup mattress for guests.
You’ll be living with:
Adam - a soon to be barrister, current civil servant. Likes to cook, watch anything and everything on telly, play football and trying to stick to the gym
Will - an Aussie working in insurance, always out and about at different restaurants, or playing tag rugby. Away more often than not on trips to Europe and further afield
Rent is £866.66 p/m, deposit is £1000. Bills are usually around £100 p/m. This hasn’t gone up since I moved in 2022!
Estate agents will do an affordability check so you will need be earning £26,000 minimum, they’ll also ask for right to rent, employment reference and current landlord reference. Would need you to be able to get these asap
