I'm moving out of my current flat which I love, but with a change of circumstances i'm reluctantly leaving this amazing property and therefore need to change the name on my tenancy.
The house/flat:
It is a gorgeous first floor flat on Brayburne Avenue in the Clapham Old Town area.
As you can see from the pictures, you would have a large king size bed with wardrobe and window facing out of the back of the house.
You will have your own ensuite (shower, toilet, sink).
The kitchen is really spacious with a Belfast sink, large fridge and freezer, washing machine, dishwasher, gas hob (4 rings), microwave and oven.
The shared living room is also really spacious and your new housemate who you will be sharing with has made it really homely and a relaxing communal space to chill out.
Housemate:
As if the above isn't enough to make you think this is a great offer, you'll be sharing with Laura who is a really cool person to get to know, loves all things creative and colourful and is happy to share the space and make the place feel like home for everyone. You aren't just getting a house you're getting a home and a new friend.
Location:
The flat is very central in Clapham.
You have Clapham Common a 10 minute walk away and to get there you walk through the gorgeous Clapham Old Town area, where you can pick up a Gail's, Starbucks, on your way. Virgin Active is less than 10 mins away if you're a member. The Sun, Prince of Wales, Rose & Crown, No.32, Apollo Arms, Pigs Heads, The Bobbin and many more pubs and restaurants are a short walk away all within 10 minutes.
Visiting:
We plan to have viewings on Sunday 22 September. If you can't make this, please message anyways but please be aware that I work in the office full time so may be slow to respond and may have limited availability outside the above for viewings, sorry!
Contract:
We would be asking you to swap my name off the tenancy agreement for yours. This would all be done through the estate agents and you would need to pass all the relevant checks such as affordability checks, references and right to live in the UK.
There will be 6 months left on the lease which will continue in April 2025.
Move in date:
Saturday 12 October or Sunday 13 October with pro-rata rent payable for the month on 30 September.

Brayburne Avenue Tenant Information
10 Brayburne Avenue uses a tenant led process. I am happy to share some information from Marsh & Parsons (the estate agent) explaining the steps of the process. The process is slightly unusual compared to some other processes prospective tenants may be used to, which is why we lay out all the information here to ensure transparency and clarity before moving on to the next step.
In order to ensure that the outgoing tenant is not left with a commitment to pay rent due to a prospective tenant backing out of the process at short notice, we ask that the incoming tenant pays a deposit of one month’s rent plus bills to the outgoing tenant, to be refunded as soon as the reference checks have been completed and the contract is signed. As well as the deposit, we ask the prospective pays £50 (non-refundable) in letting agent fees.
The departing tenant will provide you with a signed legal document stating that they will hold the deposit while the reference checks and contract signing are ongoing and will return the deposit when done.
The deposit may be returned due to circumstances outside of the incoming tenant’s control (change in landlady circumstances) but not due to reference check failure or a change of circumstance with the incoming tenant.
The departing tenant keeps this deposit until the reference checks have been done and the contract has been signed. Once these have been completed, the departing tenant will reimburse the full deposit and the incoming tenant will then begin rental payments from the date of moving in (likely through the remaining tenant as the direct debits for rent and bills are set up by her, but this tends to be flexible).
