Hi there! My current flatmate is moving back home to Australia so I'm looking for a great new flatmate to enjoy this awesome flat with.

The room is free from September 24th 2025. The current tenancy agreement is on a monthly rolling contract with once months notice needed to be given before vacating.

Bills+Tax: The council tax works out at £99 per person a month and bills (wifi, elec/gas/water/) are roughly another £60 per person a month (it varies between winter months and summer.)
Overall, with the rent the cost of the flat with all the bills is £1,234 per month.

The Room: The room is a lovely bright, clean and good sized space with a comfy double bed. It has a desk included and also has a good sized built in wardrobe. Please note that the chest of drawers, TV stand unit, corner stand and wall pictures are not part of the room. However, there is another chest of drawers that can be put in this room.

The Flat: The flat itself is located in a gated community which makes it very safe. It has a very large open plan living area with two sofas and a dining table. The Kitchen is located at one side of the room with cooker, microwave, washing machine and dishwasher. There is one good sized bathroom with a powerful shower and your standard toilet and sink amenities. One thing to be aware of is that the flat does back on to the overground so train noise does occur (although from experience, you get used to it and tune it out fairly quickly.)

Surrounding Area: There is everything you could want nearby including; bars, restaurants, cafes, bakeries, shops, gyms and clubs. On top of this, beautiful Clapham common is only a 5 minute walk away if you fancy a nice stroll or run.

Transport Links: The flat itself literally backs on to Clapham High street Overground station (literally fall out the door and you're there) and is less than a minute walk from Clapham North station (Northern Line). The transport links are superb to be honest!

Parking: This flat is located in a gated community which also has private parking for all residents.

A bit about me: I'm a professional working in Media in London. I work in the office three times a week and two times a week i work from home. I enjoy keeping active and being sociable with friends as much as i can. I do enjoy chilling in my room and am often busy at the weekends, however, I'm always friendly and happy to have a nice chat or grab a drink now and then. Ideally I'm looking for a friendly, relaxed and respectful flatmate.
