Double room - Clapham / Brixton - November

Double room available from November in a 2-bed houseshare, located between Clapham & Brixton.

The flat is the top two floors of a 3-story end-terrace on a quiet street with very little through traffic.
It's a very light and airy house with a big shared living room and separate kitchen on the first floor (as well as my bedroom), with the available room (and bathroom) being on the top floor.
The location is amazing, with everything you need very close by.
Clapham North tube station is just over 5 minutes walk away, Brixton just over 10 (in case you're wanting to avoid the Northern line at Clapham North on weekday mornings - recommended..)
Lidl is just around the corner, as well as the big Tesco/Sainsbury's both not far away.

You'd be sharing with me, Chris - 33 year old guy. I work in finance for a software company, in the office/out from 8am-7pm 3 days a week, working from home the other 2 days.
I am very clean, tidy and organised so would be looking for someone can respect the shared spaces.
I'm friendly, social, enjoy time with mates but don't really use the house as a party spot. Looking to share with another professional on the same wavelength, who appreciates a calm space during the working week.
(I avoid spending too much time cooking, so the kitchen is usually free!)

LGBT+ roommate is preferred.

The cost of the room is £1,150 - You'd be signing onto a tenancy has been agreed for 2 years from 5th Nov, so there will be no surprise rent increases until 2027.
(There is a break clause of a year for flexibility! So 1 year is fine if that's preferred).

Bills - All together come to around £175 per person each month: (Council Tax, Gas/Electric, Internet & Water)
Then a cleaner once a month for £25 each.
Meaning all in: Room, Bills & Monthly clean = £1,350 (on average).
