We’ve got a furnished double room available in our 3-bed, 1-bath flat 🏡 in Clapham North. Rent is £1100 (excluding bills, which are about £120 per month).

You’d be living with two lovely girls in their mid-20s - as such we are looking for a girl to keep the dynamic.

Amy – works in recruitment, loves long gossip walks, and is always up for a night out 🍸😋

Georgia (G) – works in consultancy, big Charli XCX & Taylor Swift fan, and perfect for binge-watching a series with 📺😋

🛏️ The Room & Tenancy

Rent: £1100 for the room (Amy’s larger room is £1150, G’s smaller one is £1050).

Tenancy: Runs until October 2027 📅 with a break clause in April 2026.

Move-in date: 11th November 🍂 (flexible if needed).

💡 Rent & Bills

Total rent is £3300. I’m currently the lead tenant and pay it directly to the agency, with Amy & G sending me their share in advance ✨. Ideally, it’d be fab if you’re happy to take on this role as it’s easier for us to swap this way.

Bills: Around £120 per month, managed by G, and we just transfer her our share.

Deposit: £1269, payable to me – then your details will be added to the deposit protection scheme.

The area has loads of lovely coffee shops, pubs, supermarkets, plus Clapham Common is perfect for weekend hangs 🌞.

👯 Who We’re Looking For

A mid-late 20s girly, tidy, respectful, sociable and always up for a chat & giggle, but also enjoys her own space too .

We’re chill with WFH setups, but sorry – no couples, students, or pets (though our neighbour has an adorable italian greyhound 😭)

⚠️ Tenant Requirements (set by agency)

Must earn over £33k/year

Full-time job

Legally able to rent in the UK
