URGENT Clapham South Double Room, Move-in Sep

We are looking for a lovely flatmate to fill a double bedroom in our flat in Clapham South. The flat is less than 5 minute’s walk from Clapham South tube (Northern line) and 25 minute walk from Clapham Junction station (overground/SWR), as well as buses.

Rent & Bills:
£714 + approximately £75 bills per month (includes gas, electric, water, council tax, tv licence, plus we get free freeview TV, broadband and landline!)

The property:
- A cosy, four-bedroom flat.
- Top (2nd) floor so very secure and no upstairs noise.
- Large communal living area (complete with dining space, bookcase and TV).
- Separate kitchen, with two fridges and tons of cupboard space.
- Lots of communal storage space in the living room and hallway.
- Separate toilet and bathroom spaces, with bathroom cupboard space.
- Balcony with a table and chairs, and a view over the gorgeous communal garden that is only accessible to our building.
- Garden and building maintenance managed by the Council at no extra cost.
- New appliances and beds/mattresses/sofas when we moved in three years ago, all in great order.
- Excellent condition (have had no issues with damp or pests).

The flat is located in a leafy area, just off Clapham Common, and 10 minutes from Wandsworth Common. There’s a small shop opposite, plus bigger supermarkets next to the Tube. We’re about halfway between Clapham and Balham town centres, meaning a 15 min walk in either direction to lots of cute shops, cafes, pubs, gyms, libraries and a cinema.

The area is quiet and feels very safe. The other residents in the building are super friendly and quiet (either couples or other groups of young women). By being set back off the main road, traffic noise is minimal.

The room:
The bedroom has a double bed and mattress, built-in storage and a large window looking over at the communal garden. We have a desk plus a dining table in the living room for anyone needing to work from home during the day on weekdays.

About us:
You’ll be living with Angela (25), Anna (26) and Georgia (25). Anna and Angela met on Spare Room and have happily lived here for the last two years. Georgia joined last year from Spare Room.

We’re in and out a lot generally doing our own thing, but are always up for an evening in watching TV or an occasional pub quiz (we’ve even won a couple times - help us keep our reputation!)

Anna (from London) - I’m just finishing a master’s in Geography at Kings + work as a freelance researcher. I love cooking, and I’m trying to do more painting/crafty things!

Angela (from Manchester) - I work as an admin assistant, and freelance as a comedy writer. Basically your go-to person if you want a pop culture deep dive, or a recommendation for a funny night out 🤡

Georgia (from Boston, USA) - I work as an assistant in a science press office. I love veg cooking, reading, and doing random vaguely arty things out and about!

What we’re looking for:
We love coming back to a quiet and clean space in the evenings, and we want the flat to stay a calm environment to relax. We would love our new flatmate to be:
- A woman/nb person in their mid twenties
- Stable/full-time income
- Respectful and tolerant
- Tidy and willing to pitch in where needed
- Planning to stay longer-term

We’re sorry to say we can’t accept couples, smokers or pets.

Logistics:
We’re sorting this ASAP as we need to share your details with the estate agent by August 25th. This will allow time for a proof of address and referencing check with the lettings agent ready for thee 25th September.

Viewings will be held on the Saturday 10th August and Monday 12th August.
