Lovely furnished two-bedroom flat on Nightingale Lane – available December 2025 – £2,200 pcm

The flat has huge windows that bring in loads of natural light during the day and lovely tall ceilings.

There is a spacious open-plan kitchen, dining and living room which is great for socialising. The kitchen itself is modest in size, but we bought an IKEA utility bench to extend the worktop space, which we’d be open to selling to the new tenants.

There are two bedrooms. The main bedroom is a generous size – we’ve arranged it to fit two wardrobes and two chest of drawers. It also has a characterful fireplace with a mirror.

The second bedroom is a good size, with storage and space for a desk. We currently use it as a study and spare bedroom.

There is one bathroom with a bath/shower and the washing machine. I love the tiles in here!

The building has a communal garden which is great for hosting BBQs in the summer. In the garden there’s an orchard of apple, pear and plum trees – perfect for making crumbles.

The rent is £2,200 per month (bills not included), which is under market rent given another two-bedroom flat in the building was recently listed for £2,500. Our contract runs until June 2026, with the possibility of extending with our landlord (she owns the whole block and rents out the flats).

We’re looking for someone to take over the flat from 1 December 2025, or earlier in December if needed.

Location-wise, it’s an 8-minute walk to Clapham South station, and also close to Balham and Wandsworth Common. The G1 bus stop is directly outside the flat, which is super handy.

We need to move quite quickly, so we’d really appreciate a couple or two individuals who are able to complete reference checks promptly. Happy to host viewings after work next week.
