Room available in Balham/Clapham South

Hi! I have a spare room available in my home in Balham/Clapham South, and my flatmate (23F) and I (23F) are looking for another female flatmate to join us!

I have just finished a Master’s in Intellectual Property Law and am currently studying for the SQE and working part time, while my flatmate works in sales. We also live with my cat, Annie, so would love to find another cat lover! Annie is a very important part of our home, so please only message if you’re happy living with a cat.

The room:
The available room is a furnished double bedroom with its own en-suite toilet. It’s on the top floor by itself, so it feels relatively private. It has two built-in wardrobes and comes furnished with a bed, mattress and desk.

Location:
The flat is situated between Clapham South (around a 12-minute walk) and Balham (around a 10-minute walk) stations, and is also close to Balham High Road. There are lots of coffee shops, supermarkets and gyms within a 5–10 minute walk, as well as quick access to both Clapham Common and Tooting Common.

The flat:
We have a large shared living/kitchen space, a shared bathroom (currently used by my flatmate and, occasionally, Annie!), and a small garden.
The flat is definitely a home, so we’re looking for someone who would enjoy hanging out together, going for walks, watching TV and generally being part of the house, while still having our own spaces.

The room requires a minimum 6-month commitment and a deposit of one month’s rent. Bills not included. We will also ask for two references. No couples or students, please.
