It is part of a developed basement conversion of a double fronted Victorian house. It has its own entrance from the street and has been finished to a very high and modern standard.

There is a large open plan lounge with fully fitted kitchen (with dishwasher) and dining area and a TV. There is also a small utility room with a separate washing machine and dryer. All these amenities are for our 2 lodgers' exclusive use.

We have 5 children aged 10 to 17 and a small golden doodle, so there will be a high level of noise at times to be expected coming from the floor above. This has been reflected in the price.

There is a 3rd smaller bedroom in the basement converted into a media room for our exclusive use. We will always give advance warning of using the room which is generally Friday evenings and Sunday afternoons. We do not use anything else in the basement flat.

We have been renting to lodgers for over 5 years and plan to continue for many more years to come.
