Cosy Small Double Room In Shared Flat

A cosy small double room available in a shared flat in Clapton, close to Clapton Pond and Hackney Downs park and within easy walking distance of numerous transport links including the 56 bus (directly opposite the property), a large selection of bus routes from Clapton Pond plus the Overground and Greater Anglia lines at Hackney Central and Hackney Downs stations.

The flat is a top floor flat, a few flights of stairs to get into the flat and so unfortunately it isnt suitable for someone with mobility needs. But, there isnt anyone above us so its nice and quiet!

About the room.

The bed is a small double (4'), and has a new mattress topper and bed linen. A wall mounted Samsung smart tv with an Apple Firestick, a two door Ikea Pax wardrobe with plenty of space for your belongings, bedside table and lovely big window with a voile blind and blackout curtains.

About the flat and myself.

The flat is a comfortable, homely two bedroom flat with a fitted kitchen with washer dryer, oven, hob, shower room and a shared living room.

There will be cupboard and fridge space available for you and a cupboard in the shower room for all your toiletries.

There is a very fluffy fur baby cat who lives here and so you will need to be ok with cats :) He will probably come for snuggles and sleep on your bed if you allow him.

A bit about me.

I'm nearly 45, i've lived here 3 years, I work full time and I tend to keep myself to myself. I'm quiet, clean and tidy, I read a lot and my home is my sanctuary. I'm hoping you will be likeminded as this isnt the place for a party lifestyle i'm afraid. It would be a great place to call home if you're looking for somewhere chilled and cosy and it is a great base to explore London from.

Transport

The 56 bus stops opposite. If you walk a few minutes up the road to Clapton Pond, there are numerous bus routes including the 106, 55, 243 etc. Hackney Central which is approx a 12 min walk away and is on the Mildmay Line which goes to Stratford and Richmond. Hackney Downs is around the same walking distance and is on the Weaver Line and Greater Anglia lines.

The rent is inclusive of all bills and unlimited wifi. Only caveat is that during the months of December, January and February, I would ask for £40 towards the bills please as we will need the heating on more.

The rent is £850 a month and I would need a months rent as a deposit.
