Clerkenwell flatshare with two laid back friends

Me (Russell) and my friend Abha are looking for somebody to move into the empty room in our flat with a tenancy starting on the 1st of September (somebody dropped out, hence the short notice).
Our flat is located on a quiet street in Clerkenwell, EC1V 0HR, which is only 10 minutes walk from Angel, Old Street, Barbican and Farringdon tube stations. Kings Cross St Pancras, Liverpool Street and London Bridge are all within 30 minutes walk.
It's a ground floor flat with a small back garden, which the room overlooks.
The room itself comes with a double bed, carpet, built in wardrobe and optional 1970s orange wallpaper (the bloke moving out has promised to paint over it if it's a dealbreaker).
One thing to bear in mind is that we don't have a shared living room, there is just the three bedrooms, a bathroom and a kitchen.
We have a very relaxed landlady who lives up in Yorkshire and leaves me to look after the flat and sort everything out (I've lived here for 13 years and only met her once).
Rent is £450 a month, payable directly to the landlady. The deposit is one month's rent.
Council tax/utility bills come to £85 a month, which would be payable to me.
We also have superfast 200meg broadband internet.
Abha and I are both in our 30s and work in the media. We're looking for somebody laid back who isn't going to give us any aggro and who likes to let their hair down at weekends. We like drinking booze, watching films and going to music festivals.
