Hello,

We are looking for a fourth flatmate for our Clerkenwell Maisonette! We are a trio of creatives all working full-time across design and photography who have become good friends and turned our flat into home.

Clerkenwell is a leafy, fun yet peaceful almost hidden area of historic central London with amazing cafes, pubs, shops, restaurants, gardens, and easy walking access to Exmouth Market, City of London, the Thames, Holborn, Soho, Angel, and Shoreditch.

We have been a home of good friends for quite some time and looking for the right person to be a bit of our community.. We enjoy our individual work and outings as much as we do having a chilled evening at home together watching a film/ gaming or going for coffees together. We love cooking, art, cinema, climbing, gaming, walking, reading, enjoying our little piece of London.

The rooms is on the upper storey of the three storey grade 2 listed historic maisonette, and west facing. It is a small room with a double bed but full of character and cozy. In terms of storage, the room has a medium size wardrobe, chest of drawers, tall bookshelf, space under bed and a small desk. The wall is slanted as visible on pictures.

The maisonette benefits from a large living room, dining space and kitchen. The shared bathroom is split between only three people ( including yourself).

Most unusually the home is on a pedestrian passage so no cars can be heard making it super quiet. Makes for an unusually peaceful setting in the heart of so much central activity. It’s a 10 second walk to a wonderful Belgian Beer Cafe, 30 second walk to a cocktail lounge, a 2 minute walk to a normal sized Waitrose and Tesco, a 2 minute walk to our local garden and a 7 minute walk to Exmouth Market. Amongst many other wonderful places. Seven minutes walk to Farringdon Tube and Train station, if you every really need public transport. And it’s 30 seconds walk to the 243 and 55 29, 38 buses which take you most places.

Please note the room has hardwood floors now.

We do not smoke. We are clean, quiet and considerate. We don’t have crazy parties but enjoy hosting each other’s friends now and then. if you have a bicycle it must be locked outside as we do not have cycle storage.

We love to keep the flat tidy and clean plus are respective of noise as we all have different schedules. We all pitch in so that the place is a home not just a crashing pad.

In addition to rent, council tax is £60/person/month and utilities average about £50/person/month (electricity/water/internet, fortnightly cleaning of common areas). It’s likely council tax and energy bills will rise so please expect this.
