My flatmate Francesca is moving out in September, and I am considering also moving at the same time, so we are offering EITHER our whole flat OR just her room for rent.

Francesca's room: Modestly sized, but has private access to a balcony with deckchair and potted plant garden. Adjacent to a large bathroom with bath + shower that is effectively her private bathroom.

My room: Very large, gorgeous master with a built-in wardrobe and en-suite with a standing shower.

The flat is huge and uniquely designed, with a New York-style industrial/art deco loft vibe. The building is a converted factory so there are gorgeous original wooden floors, exposed metal beams, plenty of natural light, etc. Open plan living/dining room/kitchen with a windowsill WFH space. Decently sized kitchen with in-unit washing machine and dishwasher. Absolutely silent at night and on weekends (very commercial area).

Property is pet-friendly - I live with my Siberian Husky and would welcome another dog roommate. It comes unfurnished but we will be happy to throw in two sofas, table, chairs, my bed, shelving units etc for a low price. Note Francesca's room does not yet have a bed.

Friendly neighbours - families and professionals.

Incredible location - halfway between Farringdon and Barbican stations, or a 12min walk to Old Street station. Tesco and Waitrose 4min walk away, and tons of restaurants in the area.

Come September, there'll be 2 years + 2 months left on our contract, though the break clause kicks in May 2025 - so effectively you're committing to 8 months only.

Rent is controlled: increasing by 3-5% (a total of ~£13pcm) in November 2024, and November 2025.
