Looking for a new roomate! (6 months rent upfront)

I am a graphic design student. Im currently living at this property at Albemarle way, my friend is moving out into a bigger place, by the end of August, and our tenancy is ending Aug 30th. I love the flat and would really like to stay.

🖇Looking for someone who would be interested in being my new roommate, and signing a new contract with my current agent, which would start from August 31st.
🖇The monthly rent is 2900£ monthly (bills not included), so 1450£ per month for each of us, + bills, the tenancy agreement would be for a 12 month(1yr) tenancy.

Because both of us are international, me and my friend had to pay 6 months of rent upfront, the deal we had was, she payed the first 6 months of rent (which was 17,400) and I payed the second half (second 6 months of rent, also 17,400) with the full 12 month tenancy. So Im looking for a new roommate who'd also be able to do that. (So because of that im ideally looking for another international student (that way we don't have to pay council tax), and also ideally looking to room with another female)

🗺LITTLE BIT ABOUT THE AREA/LOCATION: Clerkenwell/Farringdon EC1V 4JB

The area is super, super nice, been living here a year and completely love it its 5 minute walk to Farringdon Tube station, like a 10 mat walk to Barbican tube station. There's a few bus connections just around the corner from us. 5 minute walk to Waitrose/Tesco nearest grocery stores. The area is very clean, quiet and safe. There's lots of really cool interior design studios around, in fact our flat is on top of one such studios.

Theres also Exmouth market 10 minute walk from us which is a super fun spot to have some drinks at night or a coffee or matcha latte in the morning at the greek cafe Briki. Exmouth is always busy and a hub for creative students and professionals with creative interests.

Farringdon/Clerkenwell area is one of the most well connected areas in London, you can commute very easily to west, east, north London and even take thames link to the south or a bus easily. :)

🏠DETAILS ABOUT THE FLAT:

The place comes furnished, and its super cute! The room you'd be living in is the bigger double room, which has a big double bed, a wardrobe and theres a space to put a dresser as well if you'd want, (no space for a desk) but we would be sharing our living room and kitchen, me and my friend would often use the shared space to do our design work.

🙋🏻‍♀️LITTLE BIT ABOUT ME:

I personally love to cook, and socialize but Im also not very loud and completely aware of peoples personal space, sometimes I like to have my quiet time as well. Me and my friend sometimes would have dinner together sometimes would turn on music and sometimes work together but also spent a lot of time apart, doing our own chill time. I am very friendly, and oh btw smoking isn't allowed in the flat, but obviously can always go down for a smoke. Im super clean, and keep the flat and my room pretty tidy.

I am a design student so I like to be creative, and enjoy everything art, fashion and design related. Love to explore London, some of my favourite places are in Hackney and I go out with my friends for drinks a few times a month, we also have Shoreditch super close to us which is another favourite of mine always great vibes and fun finds there. :)
