Looking for someone to take over my large double room in Clerkenwell from 27/01/2025 onwards
I love this flat and the two girls also living here - I am leaving only because I’m moving out of the country!
Existing lease ends Jan 2025 with a break clause in July 2025. One of the flatmates has lived here since 2022 and we have a good relationship with the property manager - any and all issues are fixed promptly. As you will be taking over the lease, you will have to pass reference checks, otherwise, a guarantor will be required (i. e. you must be making at least £38.1k).
About the room:
- Largest in property
- King sized bed
- Walk-in closet
- The two black dressers come with the room
- I’m happy to sell you any or all of the other furniture
About the flat:
- Lower ground floor, but still plenty of light and no issues with mould
- Spacious living/dining room
- Separate kitchen
- Access to communal garden
- Tons of storage space
About the area:
- 10 minutes to Angel
- 10 minutes to King’s Cross St Pancras
- 15 minutes to Farringdon
- closest big shops at Angel (Sainsbury’s, Waitrose, M&S, a few Asian shops)
- peaceful and quiet residential area
As the current flatmates are both 24 y/o postgrad students they would prefer someone similar in age who is also a student for council tax reasons, which comes up to around £90 per month if you aren’t one (Islington Band E). No bills are included in the rent, they are around £60-90 depending on season.
They are both super lovely people and we often eat and watch TV, or go explore the rest of London together. Equally we all have our own personal lives and respect each other’s space. Neither of them are big party animals and are fairly quiet so ideally looking for someone with a similar vibe!
