Hello all,
Longish post but please bear with me :)
We are looking for a fun and reliable individual 22-28ish to replace me on the lease of a beautiful 3 bedroom flat in the heart of Clerkenwell.
The room:
This is a small double room (dimensions are 3.43 x 2.05) . It comes furnished with a drawer, a single IKEA HEMNES daybed (which expands into a large double) and an IKEA bookcase that can be used for storing books/ clothes/ other items. The room can fit a double bed too, it was my personal choice to use a daybed to save on space. If you wish to replace the daybed with an alternative and are happy to leave it behind, the landlord would be ok with it.
Although small the Day Bed and the drawers offer plenty of storage space. There is also enough room to add a clothing rail to maximize storage. I was able to fit all of my stuff (have lived in London for 5 years now) and lived in this room for a whole year.
The flat/Flatmates
This is a 3 bedroom 1 bathroom flat in a council house estate that is very well kept. The landlord manages the property himself and in the past year we have lived here he has always been very prompt and responsive.
We are located 10 min walk away from Farringdon station with access to Elizabeth, Hammersmith & City, Metropolitan and Circle lines, multiple train services as well as bus lines. We are also within walking distance from multiple central locations such as St. Paul's, Barbican, Tate Modern, Tottenham Court Road and the British Museum. Location wise we are incredibly well connected with most of the city.
The house has a large shared living room and kitchen and the estate also has access to a shared garden. Due to the small size of the room the other flatmates are willing to give priority in storing additional personal items in shared storage spaces and in using the living room for WFH every once in a while.
This room is a good fit for someone who
- does not WFH or does so on a limited basis (I did 1/2 days a week max)
- does not have a lot of stuff or bulky furniture
- prioritises location and price over space
You will be living with Antonis (sometimes his partner Gabe) and Philip.
Antonis (23) has recently graduated from SOAS with an MA in History of Art and is currently looking for a job. He is into all things art (especially Japanese), museums, painting and culture. His partner Gabe is also around and contributes to running expenses in the house. Gabe is also an avid art enthusiast.
Philip (26) works in Marketing (hybrid mode) is a HUGE Taylor Swift fan, is into all things music, festival, socializing with friends, attending theatre shows, running and yoga.
Household dynamics are very friendly, we care about each other and have a good relationship but also keep boundaries and maintain our personal space.
The rent:
Rent is £680 excluding bills the total rent for the flat is £2847. The price for all the rooms in the flats was calculated based on their size hence why this room is that cheap
Bills including council tax, gas, electricity, water and wifi come to about £100 - 120 per month.
The lease:
You would be signing a new Tenancy Agreement based on the terms we had agreed initially with the landlord. The minimum stay will be until September 2025 and following that there will be a breaking clause provision (where all flatmates have to agree to collectively).
I have already moved out and the room is available but we are looking for someone to officially take over the lease starting April 10th. If you want to move in earlier you can pay per week for March depending on the moving date.
References/Deposit
Deposit is originally £1050 per person (based on the whole property's monthly rent) but I will subtract £100 to account for the year I have spent in the flat. It is held under TDS.
You would be asked to provide proof of address, proof of employment and 3 months of payslips.
There is also a £50 fee for the agency for the replacement on the lease.
