Double room in a shared flat (Property Guardian)

Dear future housemate,

This is not your typical house share, this is a Property Guardian scheme! It is NOT a tenancy, it is a monthly, rolling Licence Agreement. Guardianship combines affordable and flexible accommodation with ensuring that vacant properties are protected and put back into use.

What does that mean?
- You must be in employment
- the management company need to be able to access all areas of the property at any time and without notice
- You must be aged 18 or over
- You must be able to prove your right to rent

The property:
- is unfurnished
- has no electrical appliances
- is not professionally cleaned when moving in
- It is a mutual 28 days notice period

Please note that the flat has 3 bedrooms, 2 double and a single. I occupy the double and the single. The other double is offered in this ad (see pics).

BILLS: Only the central heating is included in the price. Electricity (including hot water), water, council tax and broadband are not included and need to be paid on top.

BROADBAND: I have a mobile broadband which I am willing to share but it is not very reliable.

FURNITURE: You will need to bring your own (bed, desk, chairs etc.) I have my own furniture in the communal areas which I am happy to share (see pics)

ELECTRICAL APPLIANCES: I have my own fridge/freezer, washing and oven that I am happy to share (see pics).

I am also happy to share my cutlery, dishes and cooking pots as long as they are washed straight after they are used.
