Big, bright double room available

An XL size, bright, ground floor, garden facing room is available for 6+ months renting for a working professional, strictly only for single occupancy.
We're from EU, middle aged, working females who are friendly and all lead separate lives. Only non smokers please.

Rent includes council tax and water rates, paid via monthly payment bank transfer. Gas+electricity+wifi split between tenants, wifi £14/person, gas+el around £40/month in warmer season and around £100-£150/month in heating season so this amount is split and not per person. Additionally we buy the toilet rolls, cleaning products and such but also kettle or microwave if it breaks down. Larger appliances apart from washing machine are by the landlord.

Small kitchen with 2 chairs, hob/oven/grill, kettle, microwave, fridge with small freezer, recently refurbished bathroom with toilet inside. Grassy garden with 1 long washing line, washing machine shared between all the tenants and we have no tumble dryer. Please note we have no living room. It's no party zone here and no music blarring especially at nighttime.
