My double room in a beautiful two-bed modernist flat, sharing with one quiet, creative flatmate. Available between 29 August and 29 September.
The flat
Drake Court is a purpose-built modernist block on the Dulwich Estate, designed in the late 1950s by Austin Vernon & Partners, the architects behind the Estate's celebrated post-war housing. The flats were built to a standard that's rare now: wooden floors throughout, an open-plan living space, and windows running the entire breadth of the flat, so the whole place is filled with light and looks out over mature trees and quiet communal gardens. There's free parking for residents, and you're minutes from Crystal Palace triangle, Gipsy Hill station, and Crystal Palace Park.
The room
A proper double with big bay windows, a ceiling fan, and built-in closet space. Bright, calm, and quiet.
One thing to flag: there's an original connecting door between the two bedrooms, blocked off on both sides with furniture, so a little sound carries between rooms. It's never been an issue (earplugs sort it completely), but you'd want to be comfortable with that — photo included so you can see.
Who you'd be living with
You'd be sharing with Alf, 34, a photographer and filmmaker just finishing his master's. He's easy-going, tidy, and into film, photography, and culture generally.
Alf and I have been friends for a decade and flatmates here for the last three years, and it's been a genuinely happy home. I'm only leaving because I'm moving in with my girlfriend, which is lovely but also means saying goodbye to a place we've deliberately kept as somewhere calm: no parties, guests only occasionally, evenings spent cooking, watching films, or each doing our own thing. Alf works and studies during the day and I run a design studio, so we've each had our own space and rhythm, with good company when we wanted it. I'd love to hand my room over to someone who'll enjoy it the way I have.
Who we're looking for
Someone calm, tidy, and considerate, ideally a creative or professional with their own full life who values a peaceful home. Female or non-binary preferred, though the right man with the right energy would be very welcome too. If you like the idea of a quiet, beautiful flat where you can properly relax, this will suit you.
The details
Rent: £875 per month
Bills: roughly £70 gas and electric, £30 WiFi, and water between £30 and £75 depending on usage (metered, read monthly) — all split between two
Council tax: Band C, roughly £130 per month with the discount for Alf's student exemption already applied. This falls to you until around September, when he finishes his course and it can be split — happy to discuss the arrangement
Deposit: £1,009
Move-in: flexible between 29 August and 29 September (the earlier date needs confirming by late July)
Referencing: you'll go through the letting agency's referencing checks, so you'll need a steady income and the usual references
