The flat has a large balcony, excellent natural light, bike storage, lift access and great transport links. It's a comfortable, well-kept home, ideal for someone looking for a relaxed and peaceful place to live.

The room is the larger of the two bedrooms and is very spacious (the pictures really don't do it justice!).

It gets plenty of natural light and has direct access to the large balcony. There's ample space for storage and a desk without the room feeling cramped.

It comes furnished with a king-size bed, built-in double wardrobe and a large chest of drawers.

ABOUT ME

I'm a freelance filmmaker and director. When I'm not on set, I work from home. I'll generally be using a desk in the living room during the day, as my own bedroom is smaller and has less natural light. The living room remains a shared space, and there's a projector which gets plenty of use for movie nights.

Outside work, I enjoy films, good conversation and a relaxed home environment.

I'm vegan, so a fellow vegan or vegetarian would be lovely, but considerate meat eaters are very welcome too.

I've mostly lived with people who eat meat and it's never been an issue. I don't mind anyone cooking or eating meat; I just prefer to keep cookware separate. Anyone cooking meat will need to provide and use their own pots, pans and oven trays.

WHO I'M LOOKING FOR

I'm looking for a clean, considerate and communicative professional who enjoys a peaceful living environment and takes pride in keeping shared spaces comfortable for everyone.

I'm absolutely fine with guests, and it's nice to have company. However, this isn't a party flat with pre-drinks every weekend. It's more of a dinner party and occasional intimate get-togethers kind of vibe.

This is a chilled space to unwind and reset after the chaos of London.

Mutual respect, clear communication and consideration for one another are important to me. I want this place to feel like your home as much as it is mine. 😎

I'm particularly keen to find someone looking for a longer-term home, rather than a short-term let. Ideally, someone who wants to settle in and make the space their own.

The flat is best suited to a professional who enjoys a relaxed atmosphere and is looking for a comfortable home-base in London.

LOCATION & TRANSPORT

The flat is ideally located in Dalston, E8, approximately a 5–7 minute walk from Dalston Kingsland station and 9–12 minutes from Dalston Junction station.

There are also plenty of bus routes nearby, with convenient connections to Shoreditch, London Bridge, Angel, Camden, Finsbury Park and beyond. Whether you're commuting, meeting friends or exploring London, you're well connected.

TENANCY ARRANGEMENT

The room is offered on a lodger basis, with me as the resident landlord (main tenant). You'll receive a written lodger agreement, and your details will also be provided to the property's main landlord so you can be registered as a permitted occupier in accordance with the tenancy arrangements.

You'll be able to use the address as your registered residential address.

RENT & BILLS

Rent: £1,275 per month (Due on the 12th of Each month)

Bills: Approximately £180 per person (Due on the 1st of each month)

DEPOSIT

£1,275 (equivalent to one month's rent).
