Description

I have 2 rooms going in a 3 bed, 1 bath flat. I've lived here for 3 years and can say it's the best flat I've lived in London.

Right in the heart of Dalston, the flat is accessible to the following within a 15-25 minute walk/10-15 minute cycle in every direction:
- the best wine & cocktail bars, restaurants, coffee shops, & bakeries
- London Fields (lido & tennis courts), Hackney Downs, Clissold Park
- Broadway Market
- De Beauvoir, Newington Green, Stoke Newington, the canal
- Plenty of gyms and fitness studios nearby

FLAT FEATURES
- Quiet and tucked away, despite being in the heart of Dalston
- Bright, south-facing living room and balcony, gets light all day
- Washing machine, microwave & dishwasher
- Plenty of storage
- Furnished by the Conran Shop & black out blinds for every window & TV
- Underfloor heating (bonus - the flat retains heat well so I've never had to turn it on)
- Room comes with dresser, double bed & mattress, wardrobe (single or double), side table

BUILDING FEATURES
- 24hr security
- Double gated
- Concierge (no more lost packages)
- Well maintained and serviced building (things get fixed and attended to asap)
- Secure bike shed
- Shared roof access with a view

ADMIN
- £50 reference check fee to your employment status and income level to cover your share
- Bills are approx £80-100 on top (council tax, water, heating, electricity)
- Contract length: Two years
- Break clause: A mutual break clause allows either party to terminate the tenancy by giving two months' notice at any time after the initial 12-month period of the tenancy.
- Rent review: Annual rent reviews will be conducted, with the rent potentially increasing by the higher of: 1% above the Retail Price Index over the preceding year; or 3%.

ABOUT ME
I'm a marketing and creative professional working in menswear e-commerce, with a hybrid schedule—three days working from home and two in the office. I’m looking for friendly housemates who have their own busy routines but are also open to occasionally sharing a drink or dinner to create a warm, homely atmosphere.

I value a clean, clutter-free, and calming space to come home to—this isn’t a party household, though I do enjoy hosting the occasional dinner party with friends. I’m passionate about cooking, yoga, traveling, design, and architecture, and I’ve taken the time to invest in quality kitchenware that I’m happy to share as long as you take care of it like it's yours!

Ideally, I’m looking for someone who is likeminded, a working professional, appreciates the same sense of home and will treat this space with care and respect.

The rooms will go fast as they always do in this building! To streamline things, please tell me the following:
- Bio about yourself, what are your interests, what do you like to do for fun!
- Age & profession
- Your current work set up (how many days in office/hybrid/home)
- Ideal move in date
