FLATMATES:
Myself (29yo) and David (35yo) are both gay professionals and absolutely love our stunning home! We live mostly independent social lives outside of the house, but enjoy creating a homely environment when in; chilling over a cup of tea, sharing dinners, game & movie nights and a pint in the local or our garden in the summer.
I work for in marketing and David in visual effects, both Mo-Fri 9-5ers, hybrid between home and office.

YOU:
We want someone who is not seeking their new afters location. We both work in jobs that can take up long hours in the week, on the weekend we want the home to be a sanctuary vibe and not clearing up from the night before!
We are a very clean and organised household, and we need you to feel the same responsibility for our lovely home.
Preferably someone who works Mon - Fri to match our schedule, ideally at least partly from their office.
We are hoping you will be around our age.
We are looking for someone who wants to stay long term (1+ year)

We’d love it if you are gay too, we’re keen on keeping the house in the community.
Unfortunately no students, pets or couples, sorry!

THE ROOM:
1st floor, with giant sunny windows looking over the front
Originally unfurnished, but the housemate that’s moving out can leave furniture for a one-off price: bed frame, beauty desk and clothing rail - we can show you more during the viewing.

Bills are around £160 a month (this includes a cleaner to deep clean every two weeks, internet, council tax, gas and electric). We pay for the water bill quarterly.

THE CONTRACT:
Rent is £925pcm
Deposit is £780 + £50 name change fee on the contract with the letting agent. They will need ID, references and documents to show you have a steady income to cover the rent.
The letting agents are open to those on benefits given they can provide guarantors/proof of affordability of the rent.
2 month's notice any time after move in - joint assured shorthold tenancy
Move in date is 25/10/24 - references and checks will be undertaken by Benyon estates (our landlord).

ACCESS:
7x moderately steep concrete steps at the front
20x stairs over 3 floors inside.
Standard doorbell system with security keys
