I am looking for someone to replace my outgoing housemate in a joint tenancy in a lovely two bedroom first floor flat opposite Ruskin Park.

It is a large, bright and airy room in a Victorian conversion in Denmark Hill (big windows and high ceilings!). It is 165 square feet, so a fantastic size.

There are two built in wardrobes and a large desk, but the room will be otherwise unfurnished.

The flat has a separate bathroom and toilet, and a very large living room with bay window. The kitchen is attached to the living room, separated by two glass doors.

We are looking for a 25+ professional to join a very chilled, homey and clean household. We have our own lives but we love cooking so always up to share some meals and watch something.

I'm 28, and am a freelance comedy producer spending increasingly more time gardening.

Location
Situated on leafy quiet Denmark Hill, south of Elephant and Castle and Camberwell, with Brixton to the west and Peckham to the east. The flat is just across the road from lovely Ruskin Park (you can see it from the living room). Tesco Express is 3 mins down the road, big Sainsburys supermarket is 10 mins walk away. The Fox on the Hill pub is just a stone’s throw away, with fantastic views over the London skyline. On Saturdays you have Dulwich Market, and on Sundays Herne Hill Market, around a 20 minute walk away. Dulwich Village is full of fantastic restaurants and produce shops, and Camberwell and Brixton have plenty of more interesting bars, cafes and nightlife. The beautiful Brockwell Park is a 20 minute walk straight down the road.

Transport
Denmark Hill Overground is a 5 minute walk away and there are buses going to Vauxhall, Victoria, Elephant and Castle and into Central London just outside the flat, running through the night.

Water, WiFi, electricity, gas and council tax come to roughly £100 per month per person.
