Double room in a friendly flat in Herne Hill

We're looking for a fourth person (Ideally a woman or non-binary person for a nice balance) to join our four-bedroom house on a quiet residential street in SE5, right between Denmark Hill, East Dulwich, and Herne Hill.
The room is an unfurnished double, available from mid-October. Rent is £685 pcm plus bills — bills currently run around £110/month, likely a bit more over the colder months. Deposit is £692.25. There's also a fee to add the new person's name to the contract, which we can go over when we're in touch.
There's a separate kitchen, so cooking doesn't happen in the middle of the living space, and a big living room and dining area with room for everyone to actually sit down together. We also have a large garden that we've been slowly bringing back to life. There's one bathroom upstairs, plus a separate toilet on the ground floor, which helps a lot with four people's morning routines.
There are three of us here. James 1, James 2, and me (Petra). Between us, our schedules are pretty varied. We're friendly, we chat in the kitchen and spend time together when it happens, but everyone has their own life and their own hours. We like the place kept tidy, and we'll be setting up a proper cleaning arrangement between us when the new person joins.

Transport is good in most directions. North Dulwich are both around 10–12 minutes' walk, and Denmark Hill is about 15 minutes, which gets you Thameslink, Southeastern, and the Overground. Herne Hill and East Dulwich are around 20-25 minutes walk away, with plenty of buses along Denmark Hill.
Ruskin Park, Sunray Gardens, and the East Dulwich and Herne Hill high streets are all nearby.
We're all in our thirties and would suit someone at a similar stage - professional and here for the medium to long term rather than a few months.
