Hi, I'm Adam and I am renting out a double room in my 4 bedroom house. The other 2 rooms are not occupied and I do not plan on renting them out.

THE ROOM:-
I'm renting out the loft room which has been insulated, decorated, and freshly carpeted. It's a decent sized, genuine double (rather than an Estate Agent double!) about 14' by 14', minus the stairs. The slanty roof means you can't stand up in all of that though of course!

It is fully furnished with

- comfy, firm pocket sprung mattress
- custom raised bed base so lots of storage underneath
- large chest of drawers
- wardrobe with full length mirror
- small desk/dressing table and chair (not in pics)
- solid oak bedside drawers
- bookshelves
- two other storage units
- blackout Velux blind
- dimmable LED spotlights
- smoke alarm

Whilst it is not ensuite, there are 2 toilets and a bath/shower only shared with one other person.

THE HOUSE:-
The rest of the house includes

- mature 50' rear garden
- a 24' knock through lounge and dining room,
- a large, fully equipped large kitchen for cooking in (16'x10').
- a refurbished bathroom with rain shower
- a separate downstairs toilet, also recently refurbed
- fast mesh Wifi throughout the house

The house decor is in good condition. It is my home, and without wishing to sound arrogant/overly house proud, it is a lot nicer than most flat shares available. It is clean, tidy and well maintained.

SHARING WITH:-
Mainly just me really. I sleep in one of the other bedrooms, another one is a spare room/office/inevitable washing hanging space, and the final bedroom is for my 10 year old daughter who is there for some weekends and some school holidays.

ABOUT ME:-
I'm a well-travelled professional with a variety of interests. From photography to science, cooking to music, theatre to woodwork.

I'm very domesticated but my kryptonite is ironing; my work shirts are defo crinkle chic. Like 99.8% of normal people, I like both going out and staying in, so no weird surprises there.

REFERENCES:-
I would ask for references for a potential house mate, and I think it is fair enough to ask a potential live-in landlord for them too. My current housemate is happy to provide. She is a 28 year old primary school teacher and soon to be qualified paramedic. She has been here for 2 years, but moving out in November to go and live out of London.

ABOUT YOU:-
I'm pretty open minded. Someone who is not dead in the centre of the bell curve of normality but not a total outlier! Clean and tidy, financially stable, easy to get along with, up for socialising sometimes and respecting space at other times, someone who goes out sometimes and is in other times. Nothing unusual here, I think!

PETS:-
None at the mo. Would be happy to host a well-trained cat. There is a microchip activated cat flap to access the garden. I'm not a dog person, I'm afraid.

LOCATION:-
•Residential Road
•10 mins walk to Picadilly line
•12 mins walk to Brentford train station with trains to Waterloo (30 mins) and Clapham Junction
•10 mins walk to Sainsbury's Local and a convenience store just round the corner
•A few decent local pubs and restaurants, as well as all the amenities of Ealing Broadway a short distance away
•Near loads of green space such as 6
local parks all within walking distance. If you want to run, it is pretty easy to do a 5km in green space from the end of the road. Far longer runs/bike rides possible in mainly green space too
•The River Thames, Kew Gardens, and Richmond Park are 10-20 mins away
•Good access to M4 and M40 out of London, and A4 deeper into London

BILLS:-
I will say upfront that bills would be £250 per person per month. That has put some people off as they are used to crowded houseshares where the bills are split between lots of people so are somewhat lower. But they have to queue for a wee ;-). That would inc Broadband, Gas, Electric, Water, Council Tax in Band E, and cleaning.
