A bright, furnished double room in a nice characterful Victorian property with shared living room (many plants, original art), a beautiful sunny roof terrace garden, large kitchen/diner, fully kitted-out bathroom (Bath & Walk in Shower) with separate loo. To maintain gender balance we would like to rent the room to a man aged 35 or older who will enjoy the following.......

The property is a 'purpose built' Victorian maisonette (not a 'conversion') on a nice terrace (not a block of flats) so is large, has its own entrance and stairs and is very secure and bright. It really feels like a home, is well looked after but not remotely 'sterile'. It's colourful here and there. The common/shared areas throughout are clean, bright, spacious and comfortable so you needn't feel 'boxed up' in your room as is the case in some shared houses... though your own space is of course assured. The roof terrace is great - shade canopy, table, outdoor lighting, lounging chairs and lots (and lots!) of plants - a second sunny outdoor living space during summer. Check out the photos. Great for meals or relaxing & cooling off in the evenings.
The available bedroom has a stripped, varnished and sealed wooden floor, a wooden bed, large chest of drawers, chair, shelving, clothes rail and some high and low storage space. This is a 'full sized' double room with a bright and spacious feel at the rear of the property.
We are fairly quiet, friendly, independent, clean and considerate, enjoying this place as a home with respect for one-another, the property and our neighbours. This REALLY isn't a party venue so please don't apply if you drink, smoke or club a lot as you simply won't fit in. The balance here is definitely tipped more towards the arts and a peaceful life than the premier league and the pub! Tate membership is used a lot. Strictly maximum 2 days working from home per week.
It seems to work best with housemates who live their own independent lives but are happy to enjoy the occasional shared meal at home or a social outing together. Good conversation has always featured when we cross paths in the house (kitchen and patio mainly) but we don't feel we must hang out together more than we wish. Some housemates have stayed for several years with very few issues of any nature.
As the owner, I take my responsibilities seriously and see to any problems / repairs promptly. I'm a live-in landlord/owner but only around for part of the year. I can explain more when we're in touch.
I hope that gives a feel for what to expect.
ALL bills are inclusive in the rent, including council tax, energy costs, water rates, and Broadband. In the living room there's a TV (not cable) with a recorder providing online access (so Iplayer/Youtube etc) and a DVD. Lots of art and plants throughout. It's an interesting, relaxing and homely place which we keep in good shape. We divide the cleaning.... and actually do it!
We try to be environmentally conscious, on a 100% Green Energy tariff, but we are only 'being' green if we use energy wisely. The rent is set with this in mind.
Conveniently close we have some shops (including a local Co-op), nice cafe's, restaurants, gastro-pubs and a gorgeous Park (Peckham Rye - a real gem). Central East Dulwich has a busy village atmosphere with many interesting shops, deli's, cafe's & bars etc. vibrant Peckham is just down the road too. The immediate area and property 'feel' very safe and you really don't need to walk far in any direction before you're somewhere green. Some nice little wilder areas of woodland are also within striking distance when you know where to look ;)
The property sits about midway between Peckham Rye and Honor Oak Park railway stations. The 63, 363 (Elephant, Blackfriars/Kings Cross), 12, 312 (West End) and 197 bus routes all handy. It's a short bus ride to Peckham Rye station for trains fast to London Bridge & City (also Blackfriars & Victoria) & the Overground runs from Peckham Rye and Honor Oak Park (a 15 min walk away). But perhaps what matters most: there is sufficient space in the hall for your b i k e !
