Medium-sized, en-suite, self-contained private room with new kitchenette.

The lodger room is part of my flat, which I share with my easy-going, quiet seven-year-old child.
The room has a new, compact kitchenette for simple cooking.

Kitchenette: double electric hob, carbon extractor hood smells fanned outside, good size sink, separate food prep counter top, built in washing machine, built in new mini fridge-tiny freezer, electric kettle. Additional small freezer can potentially be added.
As seen, a microwave isn't a part of the kitchenette setup at the moment but being considered in due course, if necessary.

Basic kitchen equipment provided: cutlery, knives, chopping board, cups and plates, steamer/strainer. No pots or pans, you provide your own.

En-suite small bathroom.
(the current basin is getting replaced by a slightly bigger basin in due course)

Wall mounted fold down table
Laundry racks, both floor and wall one
Shoe pockets on wall.
Bedding and linens are not provided, never had been, as lodgers like to use their own. If needed, you can borrow all bedding for an agreed period of time for a small fee, until you arrange your own.

There's a good amount of storage space in the room too to include shelving for large luggage, above the room door.

LOFT BED HIGH SLEEPER
I opted for a 135cm mattresses loft bed in the room, to gain more floor space under it, The height clearance under the bed is 183cm.. In the free space space under the loft bed a small lounge area can be created.
But:
It's not been exactly popular, so I've decided to see how it goes now, and to potentially replace the high sleeper with a regular double bed in due course or as per request.

(Unless you wish to only add a regular floor under the loft bed, which my last lodger had done)

TUBE STATION
It's a 6-mins walk to East Finchley tube and one minute off the high street.

GARDEN AT THE BACK
There's a small garden with access through my lounge/bedroom.. Could be used on occasion in the summer or to put your large laundry pieces in the garden or to relax.

ROOM PRICE
Council tax Band D is partially included.

SHORT STAYS
While most landlords often only let for 12 months minimum contract, I understand it's too long a commitment and like to offer far more flexibility, offering short stays as needed.

There may potentially be another lodger in the adjacent bedroom over the summer months; however, this will have no impact on the privacy or self-contained nature of this room in this listing.
