Medium-sized, en-suite, self-contained private room with new kitchenette.

The lodger room is within my flat, which is home to myself and my easy-going, quiet, six-year old child.

The room has a new, compact kitchenette for simple cooking.

Kitchenette: double electric hob, carbon extractor hood smells fanned outside, good size sink, separate food prep counter top, built in washing machine, built in new mini fridge-freezer, electric kettle.

Basic kitchen equipment provided: cutlery, knives, chopping board, cups and plates, steamer/strainer. No pots or pans, you provide your own.

En-suite small bathroom.
(the current basin is getting replaced by a slightly bigger basin in due course)
Computer desk and chair
Vintage armchair
Fold away tray table
Wall mounted fold down table
Laundry racks, both floor and wall one
Shoe pockets on wall

There's a good amount of storage space in the room too to include shelving for large luggage, above the room door.

LOFT BED HIGH SLEEPER
I opted for a 135cm mattresses loft bed in the room, to gain more floor space under it, The height clearance under the bed is 183cm.. In the free space space under the loft bed a small lounge area can be created.
But:
It's not been exactly popular, so I've decided to see how it goes now, and to potentially replace the high sleeper with a regular double bed in due course or as per request.

(Unless you wish to only add a regular floor under the loft bed, which my last lodger had done)

TUBE STATION
It's a 6-mins walk to East Finchley tube and one minute off the high street.

GARDEN AT THE BACK
There's a small garden with access through my lounge/bedroom.. Could be used on occasion in the summer or to put your large laundry pieces in the garden or relax.

ROOM PRICE
Council tax Band D is partially included.

SHORT STAYS
While most landlords often only let for 12 months minimum contract, I understand it's too long a commitment and like to offer far more flexibility.

Understandably, short stays do carry a significant re-advertising cost more often with higher lodger turn over in a year. Regarding 'short stays' in other words 12 months and under, I kindly ask the re-advertising cost is covered, while the convenience of short stay is applied.

This means £125 one off amount is included in the deposit. Should you stay longer then 12+ months, the full £125 amount is returned straight away. If stay is shorter then 12+months this amount covers 15 days of paid re-advertising for your short stay.
