Spare room for rent (double with new furnitures)

I am renting a spare room in my 3 bedroom house where I live with my 14-year-old daughter. A very large double room equipt with new furniture, access to a large patio and a big garden. House has gym and a parking space in driveway ,modern kitchen and bathroom. Looking for female tenant, age 20 to 60 year old (very nice quite place for study, ideal for students or professional people). Tenant must be friendly with dogs as I have a small dog in the property and no smokers. House has been kept in a very good order and I would like the tenant to be a good housekeeper for her room and share facilities. Great neighbours.
