The ceiling in the room steps up cleverly three times where the architect has brought extra height into the room by accessing the roof space running across two full height windows and with the white plaster, (as throughout the house ) it gives a beautiful subtle light.


BATHROOM:
Large clean modern bathroom with:
• A ceramic square sink
• A new rimless ceramic toilet
• A very wide contemporary flat bottom bath with full height large white mosaic tiles with power shower and well ventilated
• The hot water for shower & bath only is on its own stored system, so there is always plenty on tap & stops interruption when the dishwasher or washing machine is on! The rest of the hot water runs on demand.
• Birch ply is used for all cupboards & around bath & below sink
• There is a shelving system for personal toiletries
• White rug on a white floor
• Heated towel rail, more hooks for towels.
• It has a sandblasted lockable glass door adding to the contemporary space.
• Frosted casement windows open out viewing onto the roof garden with huge cherry tree in the spring & summer giving good privacy if you like to hear the birds whilst you soak!

The bathroom is given a light touch ‘once over’ clean every day, out of habit by existing house mates, so it’s always clean and ‘leave the bathroom as you find it’ is an easy-care sharing mantra! We are adults and considerate towards both shared & each others’ spaces.

WHAT IS THE HOUSE LIKE? :
Its a contemporary architect modernised throughout victorian, has three floors and has been rethought out so it’s interesting, with lots of light!

House is kept pleasantly tidy and clean - we have a cleaner who comes for four hours every fortnight for communal spaces included in the rental & we muddle along nicely in the interim!


Additional lighting is all individual designer maker designed here and there!

Central heating of course, and like everyone we are working to make this an eco house in tune with the planet and so only very very occasionally ( climate change!) we light an open fire on cold nights for feel good factor and a night in.

There is also a roof garden with seating for a quiet moment … ! Here we have a brabantia clothes line too for washing!

Architect designed by award winning Studio Polpo, the house sits across three floors, including white plaster walls throughout giving a special light and a very comfortable ambience. 
HOUSE COMMUNAL AREAS:

Alongside an extensive open plan living area of three linked spaces, there is a big modern fully equipped kitchen …

KITCHEN:
White gloss kitchen, big pull out drawers, with 5 ring hob, glass extractor fan, big Fisher & Paykel fridge, double fan oven & grill, microwave, washing machine, slim dishwasher etc
Slate floor, glass shelving, stunning flat roof light overhead, Walnut sink Island with K-Chef & food processor, InstantPot, air fryer ; it’s a very well equipped kitchen with all things useful / you are welcome to use it all.

Double french doors from the kitchen lead out to a large courtyard garden which turns a corner and leads through planting...
Dining Area: with 4 French opening doors on to the courtyard garden, it has a big long table with a random mix of contemporary designer seating for 8 people, with Ghost (see through!) stools on the kitchen island, and a step down into living/relax spaces… dimmable down-lighters throughout.
The French doors that span across whole of dining space brings the outside in from the courtyard garden with Cherry, Apple, Fig, Pear trees …

Next up is the open plan contemporary living room, with reclaimed maple floor throughout the whole space, with a huge linen habitat sofa, large new habitat rug , A table etc. opposite a fireplace and various long, small, hand-made cupboards on the wall holding arty objects ! It’s homely, clean, and not precious.

There’s a 4th zone to this open plan house with a 2.5m library of books behind glass doors … you are of course welcome to enjoy them ( some fun stuff :) Adjacent are the walnut wood stairs leading up to the walnut first floor landing. This house has four sets of quirky stairs- its very unusual contemporary architecture and an easy house to live in!

ABOUT CURRENT HOUSEMATES :
Two single people live here welcoming a third… One is a furniture maker, working in beautiful wood work, personable and kind, he also works in Daunts bookshop, loves film & cycles.
The other a professional artist, works out on site & 2 days WFH, also away around 1 week in any month with work. She leads a small arts charity and is pretty chilled and happily gets on with professional work / life as social practice artist, also co-leads a community garden.
Both present house mates have a good sense of humour, are generous, kind, easy going and independent.


Two short haired tabby cats live here too - sweet & friendly brother & sister, they do not go into bedrooms, do their own thing/spend time in the garden, sleep a lot…

WHO ARE YOU? :
Easy going person working or studying in London, you will be warmly welcomed to share a great space together, and the odd meal and glass of wine/coffee/tea as & when.
Outgone room mate is PhD student & is sad to go but happy too as has moved in with her lovely partner and excited! She has loved living here…( we are still eating her HNY Brazilian chocolates!)

It’s not a party house, and so looking for considerate, respectful & friendly person to share the house, share a few laughs, & who also does their own thing.

A non smoking house (essential), and mostly vegetarian so looking to share with similar, but what you eat isn’t a breaker.

Not looking for those who work full time from home, but 1 day per week WFH is very fine indeed …

Kind (again!) and friendly, housemates enjoy a good conversation over a coffee in a relaxed way. We hope you also spend time looking after yourself and enjoy a good work-life balance !

If you cycle then there’s a lockable cycle hub close to the house and costs £36 per year to rent from the council / very useful !!

E7Movement for yoga, kick box & an outside sauna!; Pilates at The Reformery & Unfold, brilliant, friendly, enough space to enjoy (& The Gym Factory too is en route to Forest Gate station! )
Wild Goose lbakery & cafe is around the corner ( breakfast too!) as well as the famous Wanstead Kitchen & Joyau, a neighbourhood French wine bar serving French small plates, also sells bread & is a good workspace as open for breakfast & sells Ancient Lights bread!

Pretty Decent is a fab micro brewery with pop up kitchen food, Tamping Grounds - a new Indy neighbourhood cafe on the corner, brilliant coffee, also sells ( ouch!) fantastic hand made artisan cakes & bread!
Wanstead Kitchen for excellent Bangladeshi / Indian food, local legends to us and all our neighbours including Grace Dent:) also lots up the road in Leytonstone as we are around corner from Leytonstone High Road.

Lidl, Co-op & Tesco X all close to FGate station ; a 24 hr brilliant Eastern European close by, excellent Turkish corner shop & various independent shops & cafes ( Greek, Nepalese, Malaysian, Portuguese) around us in Forest Gate & Stratford, with three great pubs at a stones throw - all go for different reasons (gastro food, music and the views!)

… and also up the road : Marmelo & Yardam, & Pop up chef led Loop, (TimeOut fame & fabulous) & Phlox coffee/bookshop, Bluetit Hair on Francis Road 1mile along the way in Leyton with chef led pop up supper clubs .... 3 farmers markets, 1 on Sunday around the corner ( dusty knuckle bread),
BocaBoca & Yardsale Pizza, Fiore Truck ( pasta), Cider House, Ramble cafe (+ bread) are all close by favourites!

Back to Ours is a great cafe & arts space just across common 10 mins beautiful walk away. As is Le Regret wine/food bar, & Panda DimSum,
The Holly Tree & other local pubs serve v good gastro food … not forgeting The North Star for Thai & just the best wood fired pizza!
Wanstead 10 mins - good park/cafes/pubs, restaurants and food shopping- constantly winning annual London High St Award also has a French market.

Independent French deli & coffee shop : Cups&Jars & sustainable living stuff, cafes Yellow Bicycle & Giovannis in ForestGate next to Saturday Market / E-Line Station is Forest Tavern a contemporary Gastro pub..& a new artisan bakery also just opened: Ancient Lights!

Stratford’s reinvention is well established since the Olympics and is now a regional London Hub for all things Westfield Shopping, Eating and Vue Cinema, Theatre Royal and the Stratford Circus Arts Centre for arts and great walks through the wilded E20 City Park and cycling the GreenWay - great cafe & bike place at the Viewtube! Swimming pool is already legend and we have two outdoor sauna spots here, one in Hackney Wick that’s fab ( 🧡 )
Epping Forest aka Wanstead Flats starts at the front door for the runners and walkers amongst us - and it’s so close to the City!
