The room is very spacious with large windows on two sides, giving it plenty of natural light, and a huge mirrored wardrobe. I’m happy to leave most of the existing furniture, including the bed, desk and wooden mantelpiece/shelving unit, if useful.

The flat has a large living room/kitchen, modern shared bathroom, a ground-floor toilet next to the front door and a private garden. There is also plenty of storage space within the gated development as well as the private garden for bikes.

Location is a major plus:

• Around 5 minutes to Woodgrange Park / Suffragette line

The flat is in a new build gated community and is a comfortable, well-connected place to live. High-speed Virgin WiFi is shared between the flatmates, and bills are usually around £150 per month per person, covering everything, gas, electricity, council tax (Band D), water (paid every 6 months) and WiFi.

You would be living with two existing flatmates, both Italian working professionals. They are well established in the flat and the household is generally relaxed, very clean and respectful. Within the wider gated community there are also eight other households all with young friendly London working professionals.

This is a replacement for an existing tenant within the current joint tenancy, so any new tenant will need to be comfortable with the existing household and will be subject to landlord/agent approval and the usual referencing process.
