Two double rooms available in SW6 flat!

⏳️We will go for the first offer and the rooms will go quick!

My partner and I are leaving our flatshare to move in our own flat. The tenancy here runs until July 2025, so we have to find new tenants to move out. We currently occupy two double rooms: room 1 was converted into a guest room/work from home office, and room 2 is an ensuite bedroom at the top floor of the house.

🛏 🛁 ROOM 1: AVAILABLE
Good sized double, with separate toilet. On the same floor as the living room and kitchen. The bathroom will be shared with only one tenant, and it has a bathtub and plenty of storage space. The double bed is the only furniture staying in the room. Bedframe and mattress were replaced when we moved in in July 22.

🛏 🚿 ROOM 2: AVAILABLE
Huge double bedroom at the top floor of the house, with own ensuite bathroom and a lot of storage space. There are built in cupboards under the roof to store suitcases. You can also install shelves in there, and even stand up in one of the cupboards! Bedroom is the only room on this floor, so it is super quiet. You get a lot of light with windows on both sides. Again, only the double bed is staying. Mattress was also replaced less than 2 years ago.

🏠 HOUSE:
Big living room and kitchen area. Kitchen has a dishwasher, washing machine, oven and a fridge. We have added another fridge that we won't be taking with us (it was easier for 4 people to have two fridges!). We got it brand new about three years ago. We will most likely sell our fridge to the upcoming tenants for like £100 if they want it; we can also dispose of it if it isn't needed in the house. Dishwasher and washing machine are less than 2 years old. Some of the living room furniture like shelves will leave with us, but sofas are staying.
* Please note: We are currently having the kitchen ceiling re done and the cupboards replaced as we had a leak in the ceiling. Once the works are completed the kitchen and living room will look like the photos provided :)

👨👨 FLATMATES:
The two remaining tenants are two Slovakian guys in their 30s: they both work full time but never from home.

💰 RENT AND BILLS:
- Rent is to be paid on the 18th of the month from one of the remaining tenant's account: £737 for the smaller bedroom // £937 for the top floor ensuite
- Bills are due on the 1st of the month and are at the moment around £140 per person. Bills are NOT included in the room prices.
- Deposi: Deposit for each room is £966, to be paid to the outgoing tenants directly. The agency will explain when we start the paperwork.

🚄TUBE:
In the heart of SW6, we are about 15 minutes walk to the following stations:

🚌 BUSES
We have 24h buses at our doorstep, going directly to Central London (Baker Street, Waterloo, Victoria, Clapham Junction, South Kensington, Marble Arch). Buses also go directly to Richmond, Hammermsith and Putney.

🛒AREA:
We are just off North End Road with plenty of shops, cafes. There is a market on the street where you can buy fruits and vegs for super cheap. Tesco, Iceland, Waitrose Coop and others are within 5/10 minutes walk. There are gyms on North End Road, and Fulham Pools are less than 5 minutes walk. There is also a big Ikea in Hammermsith (10 minutes on the bus from our doorstep!) to make the rooms like home :)

💻 References will be required, and the property is managed by Dexters Fulham. The referencing process is very straightforward: you will receive a link to complete your application online. They just ask for a proof of address, last 3 payslips, 3 months of bank statements and a work contract. My partner and I have done the same process for our new place and it was done within three days. We can help if needed of course!
