Room available in a bright 3-bed, 2-bath flat on Cornwall Gardens, SW7, right in the middle of Kensington.

The room
A good-sized room on the fourth floor, 4.00 x 2.11 m, with its own basin. It fits a double bed plus a desk and wardrobe. Worth knowing upfront: there is no lift, so it is stairs to the fourth floor.

The flat
113 sqm across two floors, with a large 19ft reception room, a separate kitchen and two bathrooms. You would share the main bathroom with one flatmate. Bright and spacious, with access to the private Cornwall Gardens garden square.

The area
Gloucester Road station is a few minutes' walk (District, Circle and Piccadilly lines). High Street Kensington, Hyde Park and the museums are all walkable.

The flatmates
Two guys in their twenties, both working full time. A sociable flat where we keep the shared spaces tidy and clean. One of us is moving back to Sweden, which is why the room is free. Since the two staying are both guys, we would prefer another guy in the room.

Costs
Bills not included: around £100 per person per month for electricity, water and internet, plus council tax (band G, roughly £82 per person). Deposit £1,173.

Who we're after
Someone working full time with a stable income, who wants to stay long term. No students, which is a condition from the landlord. Non-smoker, and no pets.
