Garden room + after-school childcare exchange

I’m a solo parent living near Victoria Park in Hackney with two children aged 8 and 10, and I’m looking for someone with good energy to share our home and provide after-school childcare a few afternoons a week, in exchange for reduced rent.

This is not a nanny role; the childcare is low-intensity and is focused on being present and fun.

After-school childcare (10 hours per week)
• From approx 3.15pm, 3 times per week
• Playing games, crafts, music, taking to any clubs, and making a light dinner
• No housekeeping beyond kitchen tidying related to the children

The room & house
You will have the large ground-floor room (photographed as a reception room), currently unfurnished and flexible for use as a bedroom or bedroom/office. There's a toilet and shower room next door, and the only other room on the ground floor is a garage, so the room is quiet and private. The kitchen and family living room are on the first floor, and 3 family bedrooms are on the second floor.

The property is in a fantastic location, on a peaceful private road with no through traffic, within a popular modernist estate. There's private access to the canal, for a beautiful short walk to Victoria Park (0.1 miles) and Broadway Market (0.5 miles), with excellent pubs, cafés and shops.

Transport: Cambridge Heath overground (0.3 miles), Bethnal Green tube (0.7 miles), plus frequent buses into the City.

Rent & terms:
Rent is £600 per month (all bills included), reflecting the childcare hours. Rent and hours are negotiable for the right person.

This would suit a student, arts worker, or someone with a flexible schedule who enjoys spending time with school-age children.
