Double room in huge 4bed London Fields home

Hello!
Sadly one of our lovely housemates is moving abroad, so we’re looking for someone new to join this dreamy home. Minimum stay: 6 months, ideally 1 year contract. Not suitable for couples nor students. We might consider a dog, but sadly no cats due to allergies.

Available from mid October, new contract has to be signed before end of the month.
First floor, high ceilings north/garden facing window. Furnished with a double bed (w drawers), possibly desk plus plenty of storage in built-in wardrobes.
Rent: £1,285/month (bills not included). Which usually come to £100–£160 per month, depending on season/usage.

The house: Four bedrooms, a generous living room, kitchen w dining space, one toilet & one bathroom (w shower) shared between 3, loads of storage, and a large garden (currently in need of some TLC).
One block from Lidl, two minutes walk to Broadway Market/London Fields & Vicky Park. Bethnal Green tube or Hackney Central Overground are 15–20 minutes away.

Us: Lucia (37, artist manages a deli/restaurant in central London), Thomas (33 fashion photography), Lara (30, finance). We’ve been in London 10+ years and keep a relaxed, friendly home. We enjoy cooking, BBQs, and occasional film nights on the living room projector. Not a party house, but we do love to host dinners/suppers.
The house is spacious so it never feels crowded, and we respect each other’s time and privacy. Looking for someone similar age, ideally 30+.
