Double Room Available in a Modern Apartment

We're looking for a new flatmate to join us in Hackney in the double bedroom of our friendly and relaxed flatshare of 3. The furnished room is available from 1st of June (can be a week or so earlier!)

The Room & Flat
We're on the second floor of a modern industrial conversion, with high ceilings and enormous East-facing windows that fill the living room with sunshine every morning.

The room available is the smaller double bedroom in the flat. You will see from the pictures that the current tenant Faye has a desk set up in the room, there is enough space for a work from home setup, or the space can easily be reconfigured as a classic bedroom. The double bed, wardrobe, and a small desk are included with the room, and the other furniture will be removed ahead of moving in. Bathroom only shared with one other.

We have a generously-sized open plan living room and kitchen space, with plenty of storage, and space for entertaining, or just relaxing. There is extra storage space in the hallway, including some life-changing laundry drying racks that are attached to the ceiling by a pulley system. We also have both a dishwasher and washing machine.

The flat is a modern building that's easy to look after, but still retains its industrial character with exposed brick throughout the living space. In the building we have a friendly and incredibly helpful concierge service, as well as bike storage. There is step-free access via two lifts and wide doorways but there are no special adaptations for access needs.

The Area
We're perfectly placed in Hackney Central, just a 10 minute walk from the Overground and well connected to bus routes and cycle paths. It's also only a short to local shops on Well St, two big Tescos, or 10 minutes from Lidl, and a similar distance to lush green spaces like Victoria Park, Hackney Marshes and London Fields. Our quiet one-way street provides a nice balance from the buzz of East London's nightlife.

A bit about us
You'll be sharing the flat with Ed and Dziugas — we're two guys in our late twenties, easy going, and looking for someone who will enjoy living in Hackney with us.

We work in economics (Ed) and social media (Dziugas), and both enjoy sports & the outdoors, arts & culture, and good food and drink. Ed is most often found at Selhurst Park cheering on Crystal Palace come rain or shine, or out at the pub after work. Dziugas spends a lot of his spare time working out or running, but is also very partial to a good club night, pub visit as well as more recent obsession with wine.

We're often quite busy out and about for work, travel, etc, but like to get together when we can for dinner, going for a run, sauna or heading out somewhere nice, however there's never any pressure there. We like to keep the flat in good shape, and have fairly efficient systems in place so that it's quite low effort to keep everything clean, tidy, and organised.

Ideally we're looking for someone similar-ish age who's keen to keep the friendly flat vibe going.

Admin & Practical Info
The listed price does not include bills. The bills we pay are:
* High-speed internet
* Water
* Gas
* Electricity
* Council Tax (band E)

We currently have a system in place by which we share all bills and most food, and we each contribute £220 per month to a shared account (we sometimes have a slight surplus, so occasionally take a payment break). This has worked well for us over the past couple of years, but of course we'd be open to doing things a bit differently.

You'll be taking over Faye’s tenancy, the current contract runs until runs on a rolling basis (as per the newly passed renters reform bill), and ideally we'd be looking for someone looking for somewhere to call home for the medium to long term future, and would be open to extending next year.
Our deposit is protected by the DPS, and is £1073.97 per person.

The new tenant will be subject to referencing checks by the letting agency - so it’s essential to have stable employment, income, previous references etc. Unfortunately we cannot take couples, students or pets.
