Bright modern ensuite with gym & river/green views

Hey there, are you our new person? We have a lovely calm, clean, home of 3 folks in their 30s-40s, now seeking a long-term replacement for our friend sadly leaving London.

THE APARTMENT/ BUILDING
Modern, warm, bright flat on 10th floor, with big jungly balcony and amazing views overlooking Hackney Marshes. Open-plan lounge/ kitchen with breakfast bar, underfloor heating and loads of plants. Communal roof terrace with Olympic and City views. Free gym, secure bike lockup and 24 hour concierge/ parcel service all included. Friendly neighbours with an active fb group.

THE ROOM
Large room with full-width floor-to-ceiling windows (with epic sunsets!) Sturdy bedframe and mattress, built in wardrobe/ storage and bookcase included. Plenty of space to bring your own bits of furniture. Ensuite bathroom has a large shower (great water pressure, constant hot), huge mirror and mirrored storage cupboard.

THE FLATMATES
Two creative professionals with varied work patterns and healthy (but fun) lifestyles. Both single LBGTQ+ (not a couple!), met on spareroom and happily flatmate'd for over 3 years.
One is a climate tech/ UX designer, early 40s. Plays double bass and dances, spends summers gigging at small festivals around the (hybrid) office job. Into science, nature, art, keeping fit. Lively but also needs solo introvert time.
One Scottish opera singer/ music teacher, mid 30s. Plays football in a local women’s league, enjoys running and keeping fit. Sociable and chatty, though values home as a calm haven and often works contracts away from home.

YOU!
Must be: 30s-40s, English speaking, clean, and collaborative. *Inclusive political views are essential - this is explicitly an LGBTQ-friendly and anti-racist household.*.
Ideally: Good sense of humour as well as being grown up!
We have a slight preference for a guy or non-binary person to keep a mixed-gender home, but happy to consider women too. Also prefer someone already familiar with London with your own social circle, and looking for a long-term place and people to call home. Interest in environmentally-conscious living. Introverts welcome! (As long as there’s enough communication that we’re all on the same page about home stuff).
Bonus points: Anyone who's musical, occasional gig or climbing buddy, up for doing communal shared meals weekly-ish.
(Unfortunately furry pets are not allowed, and individuals only, no couples)

THE AREA/ TRANSPORT
Hackney Marshes and Wick Woods are our beautiful 'back garden', Victoria Park just a few minutes away. Stroll down the canal 5 mins for the buzz of (rapidly expanding) Hackney Wick, or short bus to Hackney Central. Stratford/ Westfield/ Olympic pool are all 10 mins cycle. Lots of transport options - 10 mins walk to Homerton for Windrush Overground. (I often cycle to Stratford to hop on Central or Jubilee underground line). Bus stop virtually outside for N26 and 236/ 276/ 308/ W15 local busses, or 5 mins walk to 26 & 388 for City & Shoreditch.

DETAILS
Rent includes the heinous service charge (which covers Gym, bike storage and concierge/ parcel service, as well as communal heating/ hot water).
Other bills (primarily council tax, 1GB Hyperoptic wifi) are around £125 per month at the moment. Includes 'family' Netflix account and Amazon Prime for TV.
We use Splitwise app for shared house stuff like washing powder, cleaning products and loo roll etc and try to use eco-friendly product brands.
