Overground (Elizabeth line) and train connection at Hanwell tube/station. Just 15 minutes to Paddington on the tube and the same to Heathrow terminals. Also only 20 minutes to Bond St tube and Oxford St. Spacious studio with all new fully tiled shower and WC with vanity basin inside the studio. There is a mini kitchen area in the studios with a sink, hot water & a fridge. There is also a large new fitted out kitchen with full size cooker, hob, washing machine, and two microwaves etc which can be used and is to be shared .This kitchen is on the first floor. There is also a second shared kitchen on the second floor with cooker, the same floor as this studio. A double bed and wardrobe is supplied. Also a table with two chairs, a bedside cabinet and an under counter fridge. New blinds for the windows have been fitted. Water bill and council tax is included. Just electric to paid by the tenant for the studio. Landlord pays electric for the shared kitchens and common parts. Internet/Wifi is supplied in the property and is paid by the Landlord as a concession and the tenants do not pay for it. Parking is also available in the local streets with residents parking permit.

Longer term tenants are preferred of six months or more and one month deposit and one month in advance is required to start a tenancy. Also required is proof of income ie letter from employer to confirm position and salary or three months pay slips. Proof of income should be approximately double the rent net ie (£1,900 + net income per month min is ok ie net is after after tax & insurance is deducted.

Viewing must be in person by the applicant. Virtual or video viewings are not possible.

* * Because of proof of income issues, confirmation of applicants affordability is required before a viewing can be arranged. ie what is your OCCUPATION and MONTHLY INCOME. Do you have last three months payslips to show this if you are working or if you have just started work a contract of employment signed by both parties. (PLEASE NOTE -both of these documents are not required yet, just information on JOB & SALARY in principle at the moment and confirmation that your last three month's payslips or contract of employment signed by both parties can be supplied after viewing if you are interested). Also are you EMPLOYED or SELF EMPLOYED or receiving UC/benefits or a STUDENT. Students would require a guarantor from a UK property owner and a reference letter from their previous Landlord. Also which college are you registered with and which course.
If receiving UC/benefits a reference letter from your previous Landlord is required ie: from the accommodation you are now leaving, plus confirmation that your income is as required above ie double the rent NET and also a guarantor from a UK property owner is required. If self employed certified/audited accounts are required to show income is double the rent NET, also a reference letter from your previous Landlord ie the accommodation you are now leaving and also a guarantor from a UK property owner is required.**

When confirmation that the above can be done and information asked for given, in principle a viewing can be arranged.
