Room in a warehouse

We have a room coming up in our warehouse in Manor House with 9 (soon to be 10) flatmates. We’re aged 25 - 35.
We’re losing one of our older flatmates so we’d like to replace her with someone of a similar age in their 30’s.
Having lived here for 9 years, this place is my home and together with my flatmates we make the most of living together.
We've got a very strong social scene and spend a lot of time together so we’d love to find someone who is keen to join in. About once a year we throw a party but its not the sort of house to be having regular big parties. That said, its a great space and we encourage people to use it for birthdays/dinners/book clubs or whatever you fancy! On weeknights it is definitely quiet by 10/11pm.
The place is very well cared for with rosters and a weekly cleaner.

Its a very very sunny south facing flat but the bedroom does not have windows directly to the outside. This is one of the smaller rooms but things change around semi-regularly so people often upgrade.

We've got all the good kitchen stuff, pool table, projector, tool area, indoor bike storage, 2 bathrooms, lots of WFH space.

No pets. No smoking inside. Open to WFH as long as you don’t need silence because 9 people live here and all have different work schedules.

Price is all inclusive (includes cleaner, bills, TV license). Deposit is 1 months rent. No official contract but 1 months notice to leave.
